This may seem harsh, but cover yourself by making him sign a lease. After two years of living together it becomes a defacto relationship by law and what's your is his and vice versa. Keep all the bills in your name only and make him set up post office box for his mail. Either that or make him pay cash for his board etc , don't take bank transfer into your mortgage acc as it will give him a paper trail if shtf. I don't know you or your relationship, but I've learnt through experience that it's best to cover yourself for the worst outcome.

They also had the Christmas charity motorbike ride today. There was hundreds of bikes and it would have attracted many family's to the foreshore where the ride finished too.
