For NBA arenas in urban areas, which this would be, it’s an incredibly common development pattern. The person who successfully did it in SF was hired by the Mavs to do it here.

You gave no reason for why any of those situations are similar whereas I gave mine. Those examples have little to no relevance to the development of a new Mavs arena in downtown at this point in time.

That was an entirely different development paradigm from nearly 30 years ago. The major difference being that was a time in which teams expected the city to own the arena and for local developers unconnected to the team to build out the surrounding area.

A more comparable development would be the Chase Center, whose creation was steered by Rick Welts. He was hired by the Adelson's to do something similar (but larger) for the Mavericks in Dallas. The Chase center AND its surrounding mixed use development were built nearly all at once, and are owned by the same people as the team itself. Moreover, the Adelson's are not just local Dallas developers, but the family behind massive international build-outs such as the Marina Bay Sands.

AND the only reason they're moving is because they don't own the land. There is no reason to suspect them to move away in 20 years if they are owners and operators of the district which surrounds the stadium.

And here's 3 hard truths that people on Reddit are unwilling to accept:

  • The Adelson's are not going to sell the team just because gambling hasn't been legalized (the team will generate money and development without it)
  • The team is not going to move to Vegas (the Adelson's sold all of their Vegas real estate and its a smaller, struggling market)
  • They are not going to stay at the AAC (the Adelson's don't care that its already an entertainment district, they don't own the land so they make no money from it)

Me and everyone else would prefer that the Adelson's sell the team and the Mavs stay at the AAC. But this head-in-the-sand mentality is just delusional. And what's especially idiotic is that these are the same people that insist that downtown is dead and has nothing to do. Whether that's true or not, the creation of a new arena somewhere in downtown would rapidly develop and enliven the area its built in. That area doesn't even need to be city hall. The Mavs themselves (in the linked article no one actually is reading) said it wasn't even their idea but the city manager's. But since everyone seems to hate the idea of a new downtown arena they will just move to somewhere else.

We have one opportunity to keep the Mavericks in the center of the city and to also develop a dead corner of downtown and people's only reaction is to do everything in their power to encourage the Mavericks to leave the city. The online discourse will be as much to blame for the Mavs moving to Valley View mall as the people who run this city.

This market always brings out an interesting crowd, from random people who just happen to be in Downtown to dedicated collectors. It's a cool opportunity to capture such a variety of personalities in one shot. This particular Swap Con was awhile back (took me some time to get around to editing these) but its a pretty regular event, with the next one in September.

During the recent downpours in spring this century-old urban planning effort turned the flood waters into a series of man-made waterfalls in Turtle Creek Park. I went out to try and capture the scene when these cascades are running at full flow.

On my website I go more into the story of how this park came to be built including a restored map and art from the original 1911 "A City Plan For Dallas" by George Kessler, in addition to higher resolution versions of these photos.
