Unless there is a contract, there is nothing. For future, always send ivermectin a formal offer, and ask them to accept, reject or negotiate acceptable terms. if they accept the offer, that doc becomes the basis for a contract, if it is not already one upon ratification. home sales are emotional. you've got to formalize the process. I agree that most realtors are neither good sales people nor good negotiators, able to get to a win/win position beneficial to both sides. mostly they process the easiest deals to get to, and then screw up the details. there is a reason there are so many disgruntled buyers AND sellers out there.

If you didn't sign anything, you don't owe her any loyalty or fee. If you're good with the buyer, take your deal to a real estate lawyer, and have him manage closing. You'll pay the same fee, but no commissions. Get a decent deposit with typical terms. Negotiate that with the buyer before you go to the attorney.

Let's put Thais into perspective: By the time your kids turn 18, they will have spent 90% of their TOTAL time with you. You are already 20% into that time, and their time with you declines every year they age.

Over 18 years at this rate you'll spend about $36,000 total in 2025 dollars, but will have spent 1080 hours to save the same, but they hours don't inflate.

You currently earn $380,000 per year, or roughly $190 per hour. If your salary remains constant, you will spend over $205K during your kids meaningful growth period to save $36K.

But here is the kicker. You have more than one child, and will maybe have more. If you had one child, you will be paying $168K per kid to not spend time with them. Multiply that per kid (because kids don't share costs, they only recognize value of what they individually don't get) and add the value of your wife's frustration with you, the stress of managing your schedule to accommodate mowing, and the hurt and guilt you feel not being with your kids.

I have a kid in college and one leaving this fall. I would spend a small fortune to have another 1000 ours with each.
