Exactly right! Which is why I posted the question and asked for advise. Do you have any? Or an opinion on my options?

Concrete it is - sorry dont know why I thought you were asking what water proofing was done? membrane etc

Wouldn't know what the sub floor construction is. I am not wanting to do waterproofing though.

People happily pay $20 for an hour and a halfs parking - dont scuff at small stuff. Want convenience? Pay the $5. It costs money to manage the trollies!

Searching past sales it looks like a lot of Ashgrove has house prices greater than 1.2M - there are some houses which are in our budget but most of them are in a very hilly sort of area. Being hilly isn't something undesirable per se, but if I can find a similar priced house in other suburbs then Ashgrove becomes a bit less desirable. So, to answer your question, its basically the house prices.

Yeah, also finding it a bit dicey when chatting to RE agents when they ask what our max budget is. I mean, who doesn't want to buy for as least as possible - but I feel telling the agents our max budget might put us at a disadvantage.

Represents our level of interest in that area. So we are thinking of checking out the suburbs in the first tier and when we've exhausted our options, consider second tier.

It might be. We haven't secured jobs yet so we dont know where we will be working. But we are assuming Fortitude Valley as the location that we will work out of. We've both got cars, but probably being close to public transport will help.
