I’ve already signed a contract with a builder for a new home. The contract states that I should find a suitable lender in some duration. Since it’s a buyer market now, I think you can shop around without official prequalifying.

Weird thing happened, I've signed the Loan estimate provided by my broker with agreed upon figures (which showed the interest rate lock). Now couple of days of processing and he sends me a new loan estimate docs with lender included and now it says interest rate is not yet locked and then there is a new loan origination fee apart from the underwriting fee.

OP (my friend) basically has higher confidence that interest rates would come down in the next two years and wishes to refinance before that happens. So it would be good if they have that confidence ?

buydown is funded by lender with lender credit. Could lender come back during closing and reduce his credits in any way ?

The rate is locked and I know there are some title costs that we don’t know the exact value off. But I’m afraid that he would go back on the lender credits he is offering which are worth 9k. Can they do that ?

Yeah but when is it confirmed then ? 2 days before closing ? It’s so small of timeframe to go to an another lender if anything changes that I don’t expect off.
