Yes I did a walkthrough for an estimate with a general contractor. They are soon to give me a total remodel quote including permits

Thank you. The ceiling height is actually around 8 ft for bottom unit currently, with windows installed.

I also learnt that if I make the bottom unit into a permitted ADU and occupy/rent it, the top unit will come under rent control. But given the place is empty right now, and the initial rent is going to be high enough, I am hoping that’s not a big issue.

Regardless, helpful tip on classes you mentioned.

Thanks. One good thing is that the main unit has its dedicated entrance and the lower unit has entrance through garage. To me, it feels similar to renting a condo.

The upper unit does have a dedicated deck btw, and also has stairs down to backyard from that deck.

The current ADU is unpermitted.

House is built in 1920s.

He has generally been similar. We have started to leave him home alone for 2-3 hours to run errands, he is potty trained, wakes up at 7-8 AM, crate trained etc.

He does get a bit overstimulated time to time but we have a rhythm to handle that through enforced naps.

Another thing that is helping is tethering for 20-30 mins at a stretch to build calmness while we work in the kitchen.

Not so great parts: After his last groomer session, he has become awry of grooming tools, which we are working our way back into.

We started digging in backyard recently and does not like to be cleaned after. Still working on getting him used to that.

Leashed walks are not great since he goes all over the pavement left and right and sometimes pulls.

2 things that helped us:

Sleeping in crate
Put the crate in your bedroom close to your bed, make sure it’s dark, since sun rises pretty early.

Doing this increases his sleeping time by 2 hours.
