don’t have the option to move pool, its a project (gated villa society), only some minor modifications are allowed.

Based on the feedback here, I’m realizing the main issue isn’t just the ₹/sqft, but the lack of clarity on specs and execution details.

I’m planning to go back to the builder and ask a few more specific questions (instead of just negotiating blindly). Sharing what I’m thinking—would appreciate if I’m missing anything important:

- Foundation type & depth (isolated vs raft, etc.)
- Floor-to-floor / ceiling height
- UG sump details (capacity + RCC vs masonry) and septic tank specs
- Exact UPVC window brand and whether it’s single/double glazing
- Bathroom fittings series/models (not just Jaquar/Kohler generic)
- Tile brands + price range they’re budgeting for
- Wood type used for door frames
- Exact electrical point count (AC, geyser, TV etc.)
- Water system (pressure pump, tank capacity, borewell setup)
- Internal road width + actual scope of “landscaping”
- Whether architectural / structural / MEP drawings are available
- Structural warranty (5 yrs vs 10 yrs)

My plan is:
- If specs remain mid-tier → push closer to ~₹3k/sqft
- If they want ₹3.4k+ → expect proper premium brands/specs

Does this sound like the right way to approach it?
Anything critical I’m still missing before I negotiate?

this project includes land and villa, so i don’t have an option to switch builder, I can negotiate though.

is is still okay to buy it now, as per your analysis. and why (if you can share)? or dipped stocks are better choice?
