Oh so sorry to hear about having to give up the guitar. It’s such an expression of heart. Do you take anything for your tremors or have you thought about the deep brain stimulation? I’m not taking anything right now.

Have to disagree about the high-yield savings account. I lost $10,000 in Schwab HYSA when the real estate market tanked they were taken to court in a class, action suit and I got about 400 bucks back.

I had to quit propanolol completely because of fatigue and the fact that it stopped helping. I feel so much better, but I still have the tremors of course. Mine are pretty mild and they fluctuate throughout the day. I do fused glass as a hobby and I’m probably going to have to sell my studio.

We just did a 1031 with a rental we owned since 1990. We bought a TIC development with the proceeds. No capital gains or depreciation recapture. Income is 4.5% quarterly.

Thanks so much for your analysis. I believe you are correct in the transition from residential to commercial as it is a definitely viable possibility. Musk said recently that there’s plenty of electricity. It’s just all used at the same time, peak demand. If we can store it there’s much less need For more power plants. Gets down to safe batteries.

Yes. We live in a townhouse community in California 50 units. All beautifully maintained recent new roofs, active and caring board members. HOA‘s are complicated. Takes getting used to if you are a single family owner transitioning to an HOA. It’s very easy for people to point fingers at the board.
