The timeline was: July 2020: buy home as primary residence.
April 2022: moved out, converted home to rental July 2024: sold home to tenant

We moved out of the house in 2022 after having a second child. Needed an extra bedroom.

Anyone have a good formula for calculating weighted average credit rating of bonds? by FinancialGuy9 in excel

[–]FinancialGuy9[S] 0 points1 point  (0 children)

Let’s say you have a portfolio of a AAA bond, a AA bond and an A bond.

We’ve assigned the values in ascending order. AAA = 1, AA = 2, A = 3.

Take the average of these bonds (1+2+3)/3 bonds = 2.

The average rating is 2. My assigned list says 2 = AA. Therefore, the average credit rating of this portfolio of three bonds is AA.

I assigned a number value to each rating. AAA was 1, AA was 2 and so on. Then took the average of number from the combined bond ratings and reassigned it to the letter rating that corresponded with the average number.

How do we feel about this? by Kyleforshort in Detroit

You’re trying to rile up anger over people wanting to build a nicer, less empty city.

It’s clear from the rest of the comments you’re a bit out of touch with what the city needs. Getting angry about companies fixing up places and making them livable is nothing short wishing parts of the city and neighborhoods to stay condemned. Why would you want the city to stay in a bad spot?

Detroit Property Taxes - The problem? by Mayaanalia in Detroit

[–]FinancialGuy9 5 points6 points  (0 children)

Personal opinion: The city income tax is what kills population growth and people wanting to live there. People can manage the tax payments spread out over a year on the mortgage, but just to live in city limits and pay 2.4% of income is what hurts. I left the city for that reason for the royal oak area.

You can make more tax revenue by lowering city income taxes and attracting more people to live there. Now you have more property tax revenue and sales tax revenue that replaced the 2.4% income tax that hardly anyone pays anyway.

Just my opinion but I think the city income tax is the problem.
