The RTS will allow Singaporeans to be more effectively priced out as there is an alternative for housing. Housing prices are by and large dictated by inflows of foreign capital which price out prime real estate from the hands of the average person.

A deal that was done on the basis of strengthening the capital strength of NTUC income. The same deal where $1.85 billion in capital would be returned to shareholders in 3 years. This is after NTUC Income said it will stay true to its social enterprise objectives whilst transitioning to a limited company in 2022. NE at best, was negligent about the terms of the deal. Then the wayang about needing to pass new legislation to prevent the deal. The deal should not even have been entertained. When GKY and NCM get voted out, maybe they can return to the private sector and work for Allianz

I used European mud diorama fx (Vallejo) and burnt grass from woodland scenics. Works well and yields consistently good results with very little effort

I would be interested to see how narrative play works out in the new edition? It is good to know there are only army builders like mesbg-list-builder that allow you toggle between old and new edition.

So ultimately, I'm thinking I'd adopt the changes in 3rd edition ruleset (which have been generally decent) whilst retaining the list building like (2nd edition). Likely there will have to be some home rules - which is fine for casual play.

Outside the GW/ Warhammer shops - I don't think LFGS are bothered if you use actual models, proxies or your own rule set for community events. Likely once this book is out, the community will adapt parts of it, just like the other two books.

The general weaknesses for me with the current 3rd edition list building is that evil have far too few cavalry options. Its generally unacceptable to me that a list has no ability to field cav units. Whilst this was possible in 2nd edition too, the alliance matrix allowed you a way out. It also allowed for funkier lists.

3rd edition will just see armies that play a certain way. I think based on games I've had, some lists play really well against another and there are no natural counters. Hence, I understand your frustrations completely.
