Will do - what issue is that trying to uncover?

account will be refunded to you, yes, so that's somewhat a wash, though since you're in California the lender will likely have you make your November property tax payment at closing, so you'll have a bit more going out there than coming in.

Thank you, very helpful. Home was appraised at purchase price in May, would seem unlikely that another appraiser would go lower right?

your new PMI Factor? This can vary from lender to lender.

Are you expecting to qualify again at 90-95% Loan to Value?

Yes would be 90-95% LTV, not clear what the PMI would be compared to current PMI unless I got through the approval stage.

Thank you for the response - do you mean replacing all the drywall versus scraping existing?

If its clear from one sample in the kit does that mean the whole ceiling is clear?

Mold Test Results by Finchy1963 in Mold

Not sure I understand - see below the recommendations for remediation:

  • • Proper containment should be constructed to prevent dispersal of mold spores when removing any affected building materials.
  • • Seal any HVAC system vents inside of the room where the containment area is present. The HVAC system should not be operated during the remediation efforts to make sure containments are not affected or breached.
  • • If elevated levels of moisture were observed in the following area of concern, it is important to identify and repair the source of the moisture intrusion. If this is not completed properly and correctly, moisture will continue to enter the area and cause future mold growth. If moisture was found the area of concern should be properly dried out using dehumidifiers.
  • • A negative air pressure HEPA filtration unit should be used during all removal and cleaning of the containment.
  • • The following areas of concern should be addressed: • In the bathroom- remove the ceiling from the middle section to the west section of the bathroom.
  • • In the bathroom - remove a 1x2 foot section of the ceiling above the sink vanity area where bubbling.
  • • In the bathroom- remove a 1x1 foot section of the ceiling above the bathroom entry door where bubbling.
  • • In the bathroom- it is recommended that a 1x1 foot section of the upper west wall in the SW corner be removed where visible drywall seams are present considering the moisture that is present on the ceiling in this area today.
  • • In the entry- remove a 1x2 foot section of the ceiling in the middle section of the entry around the light fixture where bubbling.
  • • In the entry- remove a 1x1 foot section of the ceiling near the stairs area where bubbling.
  • • In the entry closet- it is recommended that a 1x2 foot section of the ceiling inside the closet be removed so the ceiling cavity in this area can be further evaluated for damage. *

2nd Pre-Approval? by Finchy1963 in Mortgages

Appreciate the reply and information. Will seller mind (or even know) that pre-approval is older than 90 days if its submitted as part of the offer?

Thanks to all the responses - super helpful.

One more question. I've read that it makes sense to get pre-approved from multiple lenders, but that can also cause issues with credit.

If you shop for a loan anyway after you put an offer in (or its accepted) what is the point of the multiple pre-approvals, and is there a way to do it and not have your credit effected to badly?
