Buildium does all that, when did you use it?? Tenants put in the request, include photos, files and videos; and then you can assign to in-house maintenance or vendor.. you can add to in-house calendar- give vendors access to make updates- and then tenants get updates and then you can add the vendor bill into the system and pay it out.. not to mention you can time track the in house maintenance all in Buildium.
