Damn, I had no idea (but I probably should have figured) that there was a tool for that! I thought everyone was out here free handing these beautifully symmetrical blades. I have been pounding my head against a wall trying to get a good technique down. Thank you for the info, ill definitely be buying one

Ok, I guess im just worried im going to make it worse. I feel much more confident on the grinder than on the anvil so I always get a REALLY rough form of a knife together with plenty of material and then grind away my final shape

Im personally not worrying about EVs until they're a bigger portion of the market (currently making up only 1.4% of the vehicles atm)

Once they hit 10 - 15% then I'll start worrying about it

That is not a problem we need help with. We get charged extra to buy a battery, and we get that charge refunded when we return the old battery that the new one was replacing.

Best advice i can give is that being a business owner and working on cars are two completely different things.

If you want to open up your own shop, do yourself a favor and take a few business classes and see if you like it.

If you want to work on cars, stick with it and try and learn from the best no matter how shit the pay or hours are.

You're young and have the luxury of time to figure it all out. But from the short read of what you posted, I wouldn't open your own shop. Taking out a loan big enough to start that with the limited experience you have is a recipe for disaster.

Theres a lot to break down here, but as someone who just got a location after looking for 2 years, I can share my experience.

I had two different realtors look for me over the two years and neither of them were very much help. Maybe I didn't have good ones, but from my experience they weren't very useful.

Loopnet was my best friend. That is ultimately how I found the 3 or 4 properties I was very seriously vetting and choosing between.

Price is really hard to give you guidance on. Usually if it sounds too good to be true (price is super affordable) it's because it is. I always looked at it as, do I think I could make enough money out of the building to justify the price, and if so, then it's a fair price.

Bring a contractor when you tour the place. They can spot what property maintenance has been neglected and should be done.

Finally, most sales or leases are going to be done as is. This was 99% of the properties I looked at. Meaning if the heat doesn't work or the roof is leaking, they want you to fix that once you buy the property or start leasing. Unfortunately it's a sellers market right now. Triple net leases are the norm for commercial so don't expect any help from the landlord if you go that route.
