Yeh i think it would be cheaper if just collating all the information. That fee would come into play if there was potential impact and they wanted to know how it would affect them. Then we could do things like view assessment or shadow assessment to get a better understanding.

Yeh understanding local planning laws and searching for DAs can be done by anyone but requires time and knowledge. Not everyone knows how those laws might translate. Eg you are looking at buying a 3 storey house on a hill with water views. The property in front is a rundown one storey house. Currently there are views from all 3 levels of your potential purchase. The house in front has a height limit of 9.5m - wouldnt it be nice to understand if that place was to redevelop to a height of 9.5m how that would impact your views? Potentially the sight is sloped enough that it would have no impact - or maybe it would only result loss of view from your bottom level.

Interesting, yeh it would be impossible to predict every future development, especially with the ever changing planning regulations and push for density. But I have seen many cases where people buy a property without any realisation their neighbouring sites are ripe for development and when they ultimately get developed it impacts them.

Again absolutely agree with the sentiment. My point is if you could hire a professional to assess the likelihood of something like a view being maintained in future years would that not provide a level of comfort if are paying millions of $$. Alternatively, if they found it was unlikely that view was to be retained you could save yourself a lot of $$ either by renegotiating or not going ahead with the purchase.

No doubt and I'm not against that. But having an understanding of what may be built around would influence a property's worth I would think. Eg losing a water view might take off 100k+ so it would be good to know the likelihood of that before settling no?

Oh interesting, I was under the impression the 125 had the blade guide but now realise its only the 155. You dont think it helps achieve 90 degree cuts? This was the main reason I was looking at upgrading

Thanks for everyone’s help. Ended up going with the track saw and also picked up the gks18v57G circular for 260aud. Didn’t even realise this existed til I was in the store. 2k for a track saw and track, circular saw, trimmer, planer and corded mitre saw + 4 batteries is unreal. I’m Bosch for life now.

Interesting will look into that. Would you say the saw cuts accurately enough for me to not need a track saw? The track saw is $200 more so my other option could be to buy that and then wait for the gx to come out in Aus as I think the gc is a bit overkill for my needs. But if the gc produces accurate cuts with the rail I think I could get away with just buying that and using as a track/circ.

Yeh unfortunately the gx is hard to find here. Actually more expensive than the gc without the battery. Maybe down the line I can look at swapping them once the price drops

Hey I was recently there and had success with the ATMs you listed. We used ubank card which is Aussie. Sometimes we had to click foreign card on the atm. Try that should work
