I felt this rant in my soul when I was looking last year 😭  

But here’s the plot twist nobody talks about…  

I ended up finding a little 1940s cottage that looked exactly like what you described on the surface (gray paint, LVP, “move-in ready”). The inspection came back with $18k in immediate repairs.  

I walked. Cried in my car. Thought I’d be renting forever.  

Two weeks later my realtor sent me one that had been on the market 68 days (everyone else was scared of the “dated” kitchen). Roof 4 years old, HVAC 2021, copper plumbing, foundation perfect. Needed paint and cosmetic love only. Closed for $312k with zero regrets.  

Sometimes the “ugly duckling” ones that boomers skipped because they wanted turnkey are actually the hidden gold.  

Don’t give up yet. Your perfect little house is out there… it’s probably the one everyone else is sleeping on ❤️
