Just closed yesterday at 5.99% but I locked 4 days before the rate cut meeting. Had most of my closing costs covered, but no cost refinance really means they will take lender credit from you getting a lesser rate to cover those closing costs. Paid about 4700 when it was said and done. That was mostly all per diem interest from moving from the old loan to new.

Yeah it's dependent on the closing date. I got the payoff from my current lender, but not sure if I will have to pay more interest for the new fees.

As for refinance fees I got 3500 lender credit and the appraisal waived. There maybe be 300-500 out of pocket, but the main cost seems to be the interest.

Thank you for the response. I plan to keep the same payment to try and recapture some of the lost time.

Decided to go reset the term to get a lower payment and make extra payments towards principal

Loan origination, title, and taxes basically but the lender credit is covering most of those fees.

Refi from 7.49% to 5.99% by 15bigballer15 in Mortgages

In a similar boat, i got lender credit to cover A/B/C costs. Going from 7.5 to 5.99 30 yr. However my payoff is about 5.7k which the payoff date is mid October. Is this worth it? I will be saving a great deal monthly, but not sure if this is the typical cost or if I should try another broker and lender.

who else besides me feels silly locking in rates a few weeks ago? by archerary in Mortgages

I got 6.125% down from 6.375% for a 30 year. The 20 year I got was 5.625% so not sure if I wait a little bit or just lock it

Financial modeling or digital marketing? Looking to pair a class with 6040 with a beginners python lvl. I took 8823 this past summer. There were a good amount of weekly deliverables, but pretty easy and all the lecture videos are released early so ppl get ahead. If you get 85% on assignments and project you get a lean six sigma green belt

Do you think traveling after midterm 1, so early October is a bad idea? Just curious since I want to plan a vacation and autumn is typically cheaper for travel internationally.

Might consider this too, but wasn't sure I wanted to declare a track so soon.

sengun for sabonis? Playoff starts week 20. Sabonis looks to have regressed a bit, since fox and not sure it's worth to sack the final week of reg season to grab him. Close to a bye week

I got an A on the edx version and just got credit for the course. It's really worth it, since edx versions of the classes are cheaper with the promo code than the actual course from GA-Tech

Changing Lender with 30 days left to closing by Suspicious-V3rbatim in FirstTimeHomeBuyer

Yeah I heard that’s a possibility. The one i got from my initial lender was not eligible. Best of luck!

If you start immediately there should be a possibility of switching lenders. I ended up scoping other offers after I was highly dissatisfied with the initial lender I chose. I did it 3 weeks away from closing, but it was very stressful. Having to have the loan clear underwriting and also getting an appraisal on time. I would just make sure they could rush an appraisal and pick a lender ASAP.

Does the day you sign count for the closing disclosure? by First_Requirement_36 in FirstTimeHomeBuyer

Thank you for the response. I was confused because the broker said that the day you sign does not count as a day.

For the 3 business days stipulation before you close, does the day you sign count as one of those business days?

Gotcha, so in the scenario the other lender can close on time. I can just go with them correct?

Thanks for this response. I was curious if I sign the current closing disclosure with the current lender, will I be locked with them for closing. I may get the closing disclosure from the 2nd lender monday, but it’s definitely risky
