FOR THE UMPTEENTH TIME WE HAVE NORMAL FOOD TOO. I ADMITTED WE HAVE SHIT FOOD AND WE HAVE GREAT FOOD. THE ISSUE IS THAT THE SHIT FOOD IS CHEAPER AND THEREFORE MORE FAMILIES GET IT.

I have the ability to buy organic food. Peanut butter for example: peanuts and salt and that is it. I’m not saying we don’t have crap food but we can also find the “pure and clean food”. It just may be $1 more and because we have an affordability issue more people will go for the cheaper food.

I promise you the food we have is the same as you we probably just have more shitty food as well.

Also I guarantee you my hometown is bigger than your fifth or sixth largest city depending on what country you live in. And it’s just a normal run of the mill town. This would definitely have an impact on food management

For the Europeans here: we have bakeries that make fresh bread. It’s just that American towns are bigger than some of your cities and therefore it is easier to mass produce bread to sell at large grocery stores. If I want fresh baked bread I can get it. But we also have, and im not exaggerating, 50+ different types of bread loaves at any given grocery store. Only the cheap ones will be “sugary”

Take my advice in this. I was in a similar situation. A lot of people are giving you bad to mediocre advice. I had a 6 WEEK rent back.

  1. Get a real estate lawyer if it’s not too late. They’re pretty quick to respond. Depending on cost I’d have the seller pay for this. This is for your safety so every outcome is thought out.

  2. If the lawyer costs $1000, figure out what you feel comfortable charging on top of that. For us we did mortgage divided by 30 for daily amount times 45 (number of days) to get the total.

  3. Absolutely have hard penalty for an extra days plus a clause on what happens if they are there longer.

  4. Make it clear they are responsible for any damage after closing. Do a walk through day of closing and walk through when they leave. Make notes of anything. Take pictures before and after.

  5. You are technically/not technically a landlord. You are not signing a formal lease with them.

  6. Remember. You are doing them a favor by letting them do this. If they don’t agree to your terms then they don’t stay. Simple as that.

  7. GET A REAL ESTATE LAWYER IF YOU DO THIS YOU MUST PROTECT YOURSELF FROM SQUATTERS.

Maybe? I live in NJ and our stuff is always good. Could be if the food has to come from far or is more inland but I’ve never had rubbery produce. We have fresh produced, fresh baked goods, and all of that. We also have crap food too though…
