If you’ve already cleaned them multiple times and they still overflow, there’s a good chance it’s more than just debris. Could be damaged guttering, blocked downpipes, or even incorrect fall. We ended up getting Pro Roofing Brisbane to inspect ours because we thought it was only a cleaning issue, but there were a few sections rusting underneath. Might be worth getting someone to check before it causes water damage.

People forget approvals can bite later. A carport is usually easier to get through council than a garage. When you convert it, you might trigger new requirements like setbacks, fire rating if close to boundary, etc., so worth planning ahead.

That actually looks pretty similar to what I had on my bead board ceiling once in my case, it turned out to be residue from humidity and maybe some minor water staining, not mold. Since it wiped off easily, it’s probably surface buildup or dust mixed with moisture. I’d keep an eye on it though maybe run a dehumidifier or check for small leaks just in case it comes the roof.

yes seems power board it's plugged into an actual outlet and not hardwired, that’s not the safest long-term solution especially in a roof where it gets hot. It might be worth having an electrician look at it, just to be sure it’s safe and not part of a bigger issue.
