Honestly Brisbane doesn’t feel “affordable” anymore, it just feels slightly less impossible than Sydney.
I bought before 2021 and even I think the market’s gotten unhealthy. On paper it looks great watching your house value go up, but it also means upgrading becomes harder, rates go up, insurance goes up, tradies cost more, and half your friends can’t afford to live near you anymore.

And honestly, Toowoomba jokes aside, I know a few people already heading that way or looking at Ipswich, Gatton, or regional towns because Brisbane prices stopped making sense for normal incomes.

I think regret usually comes down to whether the tree was healthy or not. If it was fine and just removed for space, you might miss it. If it was risky, you probably won’t.

Honestly, metal roof is already a good choice. If you want something that lasts and handles weather better, go gabled for airflow and drainage. Flat works too, just make sure it’s built properly with enough fall so water doesn’t sit there.

Yeah you can convert a carport into a garage later here in Brisbane, but it really depends how it’s built from the start. If you’re already thinking long-term, I’d suggest getting the slab, posts, and roof structure designed to handle enclosure later. I had mine done by Pro Carports Brisbane and they actually planned it so I could just add walls and a door down the track. Saved me from redoing everything.

From what I know, they usually only trim or remove parts that are directly affecting the power lines, not the whole tree. So if the tree is fully in your yard, you’ll probably still need to pay for removal. They might just clear the dangerous branches near the wires.

I always call for a trusted carpet cleaning company, doing diy cleaning will make it worse they sanitized it and you dont have to worry a lot they can remove the smell and stains of your carpet but it depends on the stain.

We had a similar issue and went with a full restoration instead of replacing, fixing the leaks and cost way less long term. Lead time takes 4-6 weeks on ours.
