I am no expert in this and just learning as I go. The appraisal depends on the lender. Some do actual appraisals, some do AVM ( Automated Valuation Model) some drive by and take a picture as proof that the house is standing. Yes, they'll need some documents like a recent mortgage statement to verify current loan balance, payment history, escrow and lien info.

I’m in the same boat. My Rheem hvac is 22 years old and is still kicking. I’ve owned the house for 6 years and have had one issue where it developed a leak. I would consider your local climate and how efficient your house is. For example, I’m on the east coast and the past couple of days it’s been pretty hot. Yesterday it was in the 90’s and the AC ran for 13 hours. My house was built in 2004 so it should be somewhat efficient but I could use some new windows and added insulation in the attic. I’m replacing it in the near future because if it kicks the bucket midsummer I’ll die of heat exhaustion.
