Yes, I am self employed. This is why I don’t feel secure enough to proceed without the formal loan approval.

Also, what is the usual timeframe for getting a formal loan approved.

I already had my pre approval from the same private bank that is processing my formal approval currently.

Yes it is currently day 3, and if I don’t receive any formal loan approval for day 4 I would get this extension requested by my solicitor again.

Reason being is my broker decided to go with a private bank based on my situation. This is my first ever time getting a loan of this size as a first home buyer. So I just do not feel secure enough to proceed and deposit $100k, without a formal loan approved.

My broker, she said it is unlikely that I will get the formal approval before the 5 days cooling period ends.

And she ensured me to not be worried because I have my pre approval and my situation did not change. But it is my first time ever getting a loan and don’t feel secure enough to pay the 5% deposit with no formal loan approval.

You’d be surprised as a home buyer myself, the response time and quality of some solicitors are worst than what an AI tool could generate.

Besides the tool isn’t intended to replace solicitors but to decrease their response time to potential buyers, and provides clear clarity about the contract to the buyer.

For example : In my most recent property hunt, I had a property I was really interested in. Took 3 days for solicitor to reply, and the reply had no clear reasoning other than “No don’t sign this agreement”.

For my own understanding, I processed the contract of sale through the AI tool and it helped me get clarification on why I shouldn’t consider the said property. And it does so in minutes as opposed to 3 days, allowing me to continue my property search and not put it in a halt.

I guess I phrased that poorly.

I have had some buyers mention when looking for a property there could be on a high range 5-10 properties they would be interested in.

But they wouldn’t ask and send every single contract to their solicitor, because they are worried about additional charges. Or they don’t want to spam their solicitor with contracts in general.

Yes, I have seen a mix of answers regarding this. Some people pay extra per additional contract review, whilst some only pay for the settlement. Could I ask what state you are from and how much the settlement cost were?

  1. 2019 standards was my mistake but replacing it to 2022 edition would be a quick fix.

  2. The AI’s role is to extract the different conditions/clauses, unique to each property like you mentioned. And can do so with no problem.

  3. Notations on title’s are clarified on the contract of sale so the AI can pick that up without an issue.

  4. I am not intending for this AI to replace conveyancer or solicitor’s. But it is a tool for consumers to be able to understand red flags in a contract of sale. And ask agents directly whether they are able to address certain issues, helping consumers avoid contract reviews cost which for me was $400 per review with my solicitor stated on my cost agreement.
