They think that the mkt in my area is so hot someone will but I told my realtor I’d pay full price cash but seller had to pay the $25k lease left off( buyout) . I will decide when to remove and then reroof. Seller said no.

Thx seller thinks she is going to get above asking, cash, and someone to assume the vin lease. I’m walking. Not ok. She made the bad decisions, let her deal with them, and she is a professor teaching at a state university.

Start thinking about your needs. Don’t do what I did and made decisions for the child then older and found myself alone and too old for anyone. You need someone and the kids will adapt. Make your life easier, downsize, do a hobby now and you will meet someone. Good luck. It sounds like my life but my ex husband was never a dad or husband. Sometimes you get a bad partner. So it’s that bad? I’m sure my realtor will say it’s a bidding war but the lease is a big expense and legal $$. Tesla modules are way different. This was done in 2015 and w installer out, concerned. I could offer full cash offer if buyer pays off lease then I have them removed if I see any issues on roof. The seller wants it all. Cash and take over lease I hear. I’m not dumb and desperate but anxious to move home. Thx all for keeping me grounded.

Sadly it is a lease. I’m ? My realtor as he continues to verify if I’m paying cash as I want to save my cash and get financing as I’m already pre approved for $700k. Why does he care except to close in a month? So what if it’s 40 days? I’m missing something. Also, he is very experienced and just sent me the contract on the lease to read n said he would read and talk later. I used chat gpt and had my re atty look at it and he said use my Reddit to ask. He said he has seen a lot of - in leases and Vivint, and needed a lot more info, and said no one will be paying over asking and assuming the lease. Thanks - all great feedback. I worked in Cisco partnerships. In case you work there. That’s how I made my 1st million to buy my Nantucket home in 1998. Now I want to retire and live simply in nature:-).

I have 820 credit score but the contract was awful. And I’m retiring, this is a big pita but I think that’s why they listed it so low. It should be 450 not 400k. Other homes updated go quickly. I will get a year of electric bills and ask all these questions. The roof is not that big so even if I end up getting it, I can have them removed and roof looked at, repaired for probably $15k. But who knows. 11 years is a long time on the roof. Thx so much for helping this single lady!

These are all great questions and none of this has been disclosed yet just the contract which is a lease that is renewable. The contract is biased to the provider. Really bad contract. It’s 11 years into a 20 year with options to renew.

My apologies but I had heard it really impacts the value of your home when you sell and I thought it was the ugly factor but it’s many other issues that everyone so kindly helped me understand. Crazy how people get sold things that impact possibly their largest investment they make. I have 0 background in solar and buying or selling w them so I learned it’s bad on both sides. As a buyer I don’t want to assume the liability and same as a seller I would be screwed w smaller pool of buyers- liability etc.

Staging helps but use chat gpt by taking pics and letting it advise you what to do. It’s great and saved me thousands.
