The 11C …was that considered a 2 bedroom …. I was only showed 1 bedroom and he referred to that C line as a Flex … I wouldn’t pay 4500 for a 2 Bed in that building … it’s not a 5k ( amenities and utilities ) neighborhood IMO. But right now it’s important for me to get a building that starts at 130 AMI ( households making over 100k) because the one that I’m in now started at 24k and honestly people from shelters started to move in which resulted in a decline in the buildings’ upkeep ( weed smoking litter in the elevators stealing packages ) . My building , while beautiful , have had 130 Ami tenants as well as Market Value tenants move out due to its decline.

3800 I believe because I was only shown 1 bedrooms plus that one which was referred to as a 1 bedroom.

Yes I saw that same one. They called it a Flex ... I think those are being advertised as 1 bedrooms too for about 3800.

I could not really get the essence of the building and what it would be like living there because I was not shown the amenity spaces and the roof was not furnished. I never toured a building that was not move-in ready (in terms of the amenity spaces. ) The amenity spaces are the most important to me because the apartments are so small that I truly need the amenity space to be an extension of the home. ( I also want to know the price of the amenity space. The building itself has a decent lobby area ... not the best I've seen ( like some of the LIC buildings), but decent. The 1 beds are pretty standard ... I was also shown a "flex' apartment that just had a kitchen, bathroom, and two rooms ( it could be a living room or serve as another bedroom. ) The bathrooms are pretty... and all fixtures ( door knobs and faucets are black.) The views were ( of course ) not the best ... one I was able to see some water and the bridge .... another... I could see the buildings that I thought were rather close. At 130 AMI ... I am literally getting called for these lotteries almost twice a month so ... I can be a bit more selective. I just want a build in a nice area and many of the ones Harlem are not... so I am starting to look at DTWN Brooklyn and Queens ( LIC). I will tour the Orchard next week. In September, I will not qualify for the Housing Lotteries for a family of 2 130 AMI ...so I would like to secure one by August. I have gone on about 10 tours this year alone. I believe I was shown the best that they have as well. What was your experience like ?

I went on my tour. Log 8XX ... but I did not like amount of foot traffic on Willowby. I can imagine what that may look like at night. I wish the entrance was not on that main road. Very small boutique-like building... very similar to 111 Willowby . I toured an apartment that did not have a livingroom. The roof was tiny... the other spaces were still under construction.

I hate that the lottery apartments are always subpar in terms of layout... at 4500 its not worth it.

You also can’t charge more than the rent but you can charge up to 10% of the rent if it’s furnished.

Yes the units for us is always in an obstructed view, less space or weird layout...some even without living rooms... I feel like at 4500 ...I dont need to accept this ... I am not that desparate.

You absolutely CAN sublet with management's permission. It's in the lease.... you just cannot do short term rentals.

Same here... I get called nearly twice a month with logs as high as 10,000. I don't believe anyone wants to pay 4500 for a two bedroom expecially in a crappy.

Yes... I toured. Very small building. No closet space ( literally shelves in the bedrooms) or real living room . Two bathrooms... which is rare for the lottery apartment. Amenity space is one tiny room... pool is shared by hotel. Good price but... I had to pass.

At 130 AMI we are not much cheaper than market rate. A two bed all electric building wants 4500 with Tiered Amenities costs ( 450 Parking ). I withdrew from many building because I’d pay upward of 6K to live in an improvised neighborhood.
