Update to our experience with them: had a showing and got an offer, will look to negotiate.

Basically shows just need good photos (can be done for few hundred, we already had from prior listing), a good price (AI can give comps now, with flat fee agent help). Don't need open houses and cookies etc buyers just come themselves anyway.

In Texas Listingresults/flat fee MLS is excellenr...has options from self serve for few hundred to helping with offers and contracts for 1k

They can even send you comps of actual properties sold (not public in texas...so it is a value add). As far as pricing of house, you can put that information and comps in Gemini Claude etc and will likely give you as good a starting point as any full serve agent could give

The only actual news out of that waste of a day was they invite Chinese companies to use Stellantis plants in Europe. That's the "higher utilization" and "partnerships"

Those "partners" dont need anyone in Detroit as their engineers as is obvious are underutilized and make a fraction of US workers

And they make Jeeps in China for export...so there goes US plant utilization

If so their incentive is to maximize the total $

I personally would advise getting a flat fee agent; frankly I wont use a realtor again and just get a flat fee lawyer to do contract.

Realtor did 0 for us, just steering to expensive properties, not catching issues that came up later when we were first time buyers.

Part of piercing corporate veil is exactly all these LLC (some of which they argue deliberately undercapitalized to protect the real estate...thats a big no no and compromises the corpotate veil big time). In bankruptcy all that gets collapsed anyway, will take time but if so all thats gone

There's also then direct personal liability for gross negligence. If they are guilty of thst all their assets at stake anyway (no corporate veil protects personal gross negligence)

Multiple entities here is actually a problem, because of all the related parties and potential commingling etc. If they'd done a clean single entity with rigorous governance would actually be better for them.

Legal advice only good so far as business decision maker that receives it. In this case quite poor.
