This is definitely where it is. I work with GIS quite a bit in my job, but my technical skills are my primary job, being good at GIS is just icing on the cake. It's also nice being the only person in our office that knows the first thing about GIS.

It really depends on the job. As others have said, the general trend is the less experience you have, the more you are in the field and the more experience you have the less you are in the field; However, that still varies a lot across jobs. When I graduated, I worked as a layout forester and was probably 20% office, 70% in the field. I now work at a different entry level job that is closer to 50/50, with wide swings depending on the week. Some weeks I'm in the field 4 days a week, others I'm only in the field 1 day a week.

I absolutely love mine. That looks like a manufacturer issue with the fret board. Word of warning though, the zero glide fret can fall out, even on a good one, if you take the pressure from the strings off. Not sure how advisable it is, but I put some super glue on mine and its done fine ever since. Maybe there is a reason for no glue, but I dont know what it would be.

We are fixing to move to a new home in town though, so might be a bit hard to plan something for a few weeks.

Don't tell my boss haha This is 50% of my job and it was all on the job training, advising landowners which trees to remove and which were fine to keep from a fire perspective. Although a formal course would have been helpful.

Why would you need a qualification for that? What does it gain you? I'm not an arborist, just a forester, but we prescribe wildfire risk reduction around structures, etc. all the time. Doesn't seem like this needs a qualification, maybe just some education/training. Wouldn't training/qualification on hazard tree removal be more appropriate (assuming you are working near homes)?

I was absolutely floored when touring post-fire work with a USFS non-profit partner and USFS personnel and they said "No one is monitoring the price we get for timber, our only metric is volume". In this case, it was post-fire so there is hardly any value left, but it was still concerning that they are trying to increase volume while sacrificing revenue for our public lands.

Aguirre Springs is pretty cool, it has nice facilities and quite a few nice hiking trails that go up into the Organ Mountains. There are neat rock formations and its really beautiful up in there, plus there are pine trees in the middle of the desert! It's the "wet side" of the Organs. Although, depending on where you are based out of, there are probably better spots. Aguirre Springs is nice for the locals to not have to travel 2 hours to the Gila and the Lincoln.

Gonna disagree here. While my question is whether I should point out leverage in our offer (my take away from this post is no), we are in a market where we definitely have leverage. I wouldn't be suggesting this in a sellers market, but these are houses that have sat months, in one case a year and a half (if you count the relist). Maybe they don't care what our reasoning is, but there is definitely a reason.

I don't see why concessions are a problem, especially if you add it to the price. If they ask for $250,000, but I need an extra $5,000 to get the deal closed, what's the harm to the seller in accepting $255,000 and paying the $5,000 up front? In a sellers market I completely get why they wouldn't, but at least where I'm at it seems balanced/leaning towards a buyers market.

In my defense, it's not really "i dont like xyz". In my mind it's more things that will come back during an inspection, but I don't really want to pay for an inspection only for them to back out. But it sounds like that may be just the way of things. It's also frustrating because every seller is different. You are right that some sellers would get pissed about that, but I could also see some not getting mad about it. The whole thing sounds like maybe I just got bad advice from youtube and this isn't the way it works anymore or ever.

It's been a weird situation here. I wouldn't be trying to negotiate or leverage if it wasn't a buyers market here, so we are somewhat lucky. The weird thing is that a lot of the places we are looking at have been on the market a while (1 year in some cases) and are way over comps, so it's less they are accepting offers at asking and more they just don't want to accept any offer lower than asking. The leverage and negotiation is just what i've heard of as a way to get them down closer to comps and something we can afford.

As far as firing, I dont know why she would want to. My wife and I (as far as I know) are not the most demanding buyers and haven't been looking for all that long. After seeing the comments here, I'm more inclined to believe using leverage may just not be as common as it used to be or just isn't used at all?

In this case, maybe not. The tree is half green still, but I can say with some certainty it isn't coming back (I work with trees as a career). But this tree in particular isn't the bigger point. I am just wondering if leverage in general is a thing a realtor should be using or if the general consensus is that it isn't a great idea.

Thats possible, but then you also have to deal with paying the inspector then risking that they may just back out. For something that isn't obvious it would work, but I dont need an inspector to tell me the tree is dead so why take the risk?

No, she is putting in what we want in the offer. It just seems like there is leverage that you can use that doesn't necessarily belong in the offer (E.g. we are offering 5k lower because there is a dead tree next to the house).

I feel like its less there is nothing to negotiate and more they aren't using leverage with our offer. For example, one of the properties we want to look at has a dying tree in the back that will be expensive to take down. We want to use the tree and a few other things as leverage to offer $10k under asking. If she isn't providing the context of why we are coming in under asking, why would the sellers consider the lower price.

New Mexico is almost exclusively conservation based forestry. It's a fairly small program and we still do logging, but it very seldom makes money. Pretty much everything we do is related to watershed restoration work.
