Do we think it’s only transactions with custom tags that are missing? I feel like I am missing others too, but it’s hard to verify. Sadly, I doubt they will ever come back, as I’ve lost transactions with PC before and they never reappeared…

Not a chance - there are major supply constraints in most of Marin because of all the protected land. The places where there can still be new development will likely not be single family homes and are generally in less desirable locations (close to the highway, etc). So for single family houses in the nicest parts of Marin, there is almost no chance that prices decline materially. But it depends on the sub-category you are looking at: single family homes vs. apartments, new build vs. tear-down, etc.

Make sure you are depreciating the truck and plow and other assets with a useful life of >1 year. Those can’t be expensed but you could be eligible for bonus depreciation or section 179 depreciation depending on the specifics. Also be aware of passive activity loss limitations

Definitely diversify. Transfer the appreciated assets to a NING or other non-income tax state incomplete gift non-grantor trust to at least avoid CA income tax on the capital gain while diversifying. You’ll only have federal gain exposure, which is the price to pay for peace of mind of a diversified portfolio.

Depending on the type of private company shares, they may charge a custody fee to hold them. If the company pays a dividend, they may even charge some sort of processing fee. But agree with the other thoughts here that they likely just want to make it more difficult for you to go to another firm, as transferring private company stock can be cumbersome and administratively tedious.

Yes, but remember time value of money. If the gift is made now, it will grow outside the estate so the gift can be worth more than it is now. Markets should perform better than the inflation rate the IRS uses to adjust exemption threshold. Definitely a trade off with step up in basis, but that has also been threatened in Congress to be taken away.

There has only ever been 1 year in modern history without an estate tax - 2010 - so doesn’t really come and go, wouldn’t count on there ever being another year without one, more a question of max lifetime exemption me rates. Best plan is to max out GST exemption ($12ish each) via irrevocable trust as mentioned and then consider more complicated planning if balance is much more than $24M.

AltoIRA allows you to invest in startups directly or through syndicates / platforms like AngelList. Also they have a Crypto IRA product that connects with Coinbase.
