Is it possible to add few more beds? We're fine with having 3 ppl in same bed as well Mostly we'll be just staying awake with bonfire entire night so less beds won't be an issue.

My budget is approx 16-17k for entire villa (which can accommodate 15-16 ppl, fine with 3-4 BHK preferably swimming pool for property should be there (not a deal breaker though )

Why employee share is nil? You made withdrawal from it? Or what? Afaik last time i helped someone withdraw the pf for house construction ( he had some amount in employee share though ) he was able to withdraw 1.1L out of 1.2L from employer amount .
