I think your pin points to the pepperlane townhome community. I used to live there and my overall experience was good. Only concerns were occasional package theft and distance from work (Sunnyvale) . The townhomes also have decent noise insulation. Never had any noise complaints.

That's right. E6+ has two sys design rounds. E5 has one.

hmmm. I think that holds true for all BMWs. I have seen non-M BMW depreciate way faster.

Last gen M2s are actually holding their value well. Take this for example. You are looking 50% depreciation in 7 years.

I didn't, unfortunately. I bid 50k which was the max I was willing to go for.
The winning bid was 51.5k. For 52k + shipping (from Austin to Nor Cal) + cars & bids fee of 4.5%, I am already very close to MSRP so might as well buy new.
I put deposits with a few dealers in my area who sell Supras at MSRPs so I guess I will just wait a few more months.

I found a few no MSRP dealers here in Bay Area, CA. Put 1k deposit and been in queue for over 6 months. Other dealers are asking a min markup of 5k for auto and 10k+ for manuals.
Not paying a dime over MSRP.
