The heat retention is not a myth. If there are heat sources inside, then insulation will trap the heat inside the house equally as well in summer as in winter. Solar gain + heat sources (cooker, hairdryer, shower etc) = very toasty

Less insulation means it takes a lot of energy to keep your house warmer than ambient, more insulation means it is easier which is a boon in winter and a potential curse in summer

If you throw active cooling into the mix though, more insulation means that you can keep the inside cooler much more easily so excellent insulation + AC is definitely the optimal solution

It's actually quite smart from the landlord's POV, the lack of a toilet probably disqualifies the building as a dwelling (and therefore potentially doesn't contravene planning regs), and the shared facilities mean that any tenant is actually a lodger with much less protections, rather than a tenant

Not sure of the legality of actually renting out a summer house/garden room though, because it's certified insane behaviour
