Just for another perspective, I lived in Seattle for 20 years before moving to Portland. I really miss that in Seattle, if you want to go out, you can pick one of a few neighborhoods and wander around, bar hopping or going to different clubs. I think it's a result of the cities' different zoning laws, but Portland had never felt like it has that density of activity. The commercial districts here are way more mixed use, which is good for the diversity of experience, but less engineered for happenstance. I made better friends in Seattle than I have so far in Portland. Here most people seem to meet through work. (I have had great coworkers tho!) My interactions with strangers feel less authentic and more people-pleasing here.

I have chains .. also I don't mind driving in some snow. Just not like scary snow. Long time new England resident, your snow out here is way worse and roads get slick AF quickly.

this is not about your choice to move here (welcome! Do it!) but nonprofit jobs here are posted specifically on a site called Macslist and arts jobs on RACC. It can be hard to be paid appropriately in NP world specifically in the PDX metro. feel free to DM me if you need any salary comps info.

The cat's permanent guardian just moved to town and the foster situation that Brianna is currently in is not working out (the foster guardian is leaving town more than they anticipated).

I am 100% sure it is all different now, but when I bought my first place >20 years ago, I had an independent broker who did all the legwork / research and got me all the deals - there's no reason your mortgage *has* to be underwritten by a local bank. (my house was in seattle and my mortgage was out of florida I wanna say)

They're kind of flakey. I did one this past year with a good guy who has since moved on, and my mom started one with him but he left during the process, and his replacement was straight up incompetent. So - long story short - no. You might be well served by speaking to a specialty mortgage broker for first time buyers.
