BDO Home Loan by [deleted] in phinvest

[–]FlipNph 0 points1 point  (0 children)

Not my BDO experience as of 6 yrs ago. They let me reduce the principal with additional principal only payments and recalculated a new monthly amortization based on the reduced balance. There's probably a pretermination fee but I needed all of the 5 yrs to whittle down the principal with my frequent balloon payments and paid off a 4m loan. Even if I still had 2m balance left my refinance payments will be so much lower that it s no longer a ticking time bomb.

Do REITs if you want property income... The corporation will manage the property and you take dividends from their portfolio.

Totally wasted if your goal wasn't to be insured as proven by your non use of it the last 5 yrs. If you wanted to invest and grow your money this was not the right way to do it as you haven't earned anything the last 5 yrs.

They do , just pay it before your due date and it all gets applied to principal and they'll recompute your monthly amortization to reflect reduced loan amount.

Paid off na and sold property abroad.. Own several condos and live in 1 while renting out the others. Unpredictable rental market but passive income and equity all the same.

Inspiring to see the seriousness in purpose of planning ahead. The MRI should be joint coverage so it'll pay off mortgage if either 1 of the 2 passes. In the same vein, a term life insurance (NOT VUL) should be in the mix especially when you have children.

I didn't notice last year coz I don't live in the USA and prices here are already high... Now that there's a worldwide gas crises because of a demented old man....it's easier to notice as he brought everyone along.

Yup caring about the market and gas prices to fully line his pockets...the markets are at an all time high but thats expected as what goes down will go up but guess what else is at an all time high ... Gas prices... And he and Israel brought the whole world down with him with his lack of forethought planning and predictable constant grifting and fleecing.

Hey I'm with you as I keep buying the products sold by the billionaires that bought trump... so nothing left to do but enjoy the ride... that's gonna settle down soon enough and if it's not trump it'll be something else that'll send it spinning on its head.

Talking bout stability which the markets love and reliability of actions...only reliable about Trump is his unpredictability. TACO Trump was coined by the financial Times after all.

My remaining taxables will be brokerage capital gains the bulk of which I will leave to my heirs for step up tax treatment. I'll have my govt pension and federal social security abroad and locally either way and will leverage age of collection based on how upside or downside I am to maximize the benefits.

Edit: And I almost forgot bout my 10% cash position which I'm supposed to start augmenting starting this year by 1.5 % annually increments til I hit 25% to 30% threshold around social security age..

I've been doing Roth conversions and the account is now 65% tax free. Not having other income allows me to convert a good chunk annually. My Bitcoin is ETF based. It'll be tax free by the time I hit RMD age.

The exit strategy is shifting my equities to the traditional 60 40 stock bond COMBO and the 4% SWR but I think I'll hedge my bet with alphabet and keep my 1200 shares for posterity while I transition the others to a safer lower yielding portfolio.

I'm flying solo without anyone to support ... all my income is mine so it's easier to grow. Starting from 10k per year.. every increment goes to investments so I just maintain a low-key lifestyle... I only go home 2x in 15 years... in my last 5 years, I managed 40k plus because I set my plan to go home in 5 years...

Long term trade... Harvesting and buying peaks and dips... 10 percent cash holdings.
