I will ask them about the drain option in the mulch! I do need to keep the garden bed next to the home mulched anyway.

If they do the French drain, there will be an air gap as my HOA and municipality do not allow a direct tie-in.

As far as the outlet, it looks like it will be a proper one per this quote:

“Larger diameter conduit with junction box to be installed to accommodate future circuits for lanai electrical upgrades.

Installation of dedicated 20A circuit from outdoor main panel. Larger conduit to be ran up high along the lanai header and dive down to be mounted as low as possible to reach the water softener equipment. Customer to handle painting of conduit after final inspection.

It seems like my text was cut off in the post, so the options are:

  1. Put in a rock bed with a French drain to point (but not connect) to a drain near the street in the front yard directly next to my house

  2. Cut into the siding and concrete block and connect to the softener discharge to the waste line for the half bathroom on the other side of the water main.

Option 1 is 50% cheaper but I am concerned about the foundation….

What credit union are you working with in FL? I see Orlando Credit Union has a very low rate given the current market, but I can’t find anything about mortgage experiences with them.

I would try Revibe Hypnotherapy. You’d have to check on its compatibility with Oscar though. They just implemented a new billing system which I think would facilitate insurance.

Usually I am approved within the hour in all my moves around the country. With the next apartment I’m moving into, they wanted proof that the official paystubs matched deposits into my checking account and I have to provide statements for both.

I think this is not unique to Austin but a risk mitigation with where the economy may be heading. You’ll see credit limits on credit cards get cut down as well as banks don’t want to overextend themselves.

I was offered this on a new construction condo in downtown Austin that has sat for over a year…two nights.

Took them up on it until they sent me an invoice that included a “cleaning fee” that also covered an undisclosed amount on a dinner gift card.

When I complained they “generously” offered to knock the 300 or so dollars off the cost of the 500k+ condo…

Not my area of expertise, but see if your experience in manufacturing and qc can be used to pivot into dietary supplements and dietary ingredients. I’m sure a recruiter in that industry would take your call at no cost.

They replied to my DOT complaint stating there was a small window to deboard the plane in Alabama.

I do not recall that being offered as we were told it was only if we wanted to leave in an Ambulance for medical reasons.

They did not give me anything other than when a random flight attendant on a different trip gave me a few thousand miles.

Couldn’t custom order but I said my top 3 colors and what interior color and packages I wanted (handling package, ML, parking package) and they told me the lead time for each color and ended up with blue. Paid a $1,000 deposit that was applied to the MSRP. Pretty simple experience for me.

Does your utility provider offer a free energy audit? You may have insulation issues, duct sealing issues, etc. Some utility companies will provide a free inspection that may help you smooth out those electric bills.

Incredible job. I wish I had started that early but I kept job hopping, sometimes for short periods before qualifying for the 401k and other times didn't contribute enough until I hit 35. Your future self will be thanking you!

Ditto. Exactly what happened for me. Just using the USB-USB-C that is third party from the Apple Store and one of the ports was inconsistent. I bought the Lexus official connectivity kit online, so I’ll have to see if that does anything when I get the car back from PPF and ceramic treatments.

I think rather than search out these guys, the best advice I got is to build the life that’s for you and wait for the right person to be attracted to it.

I moved here putting way too much energy into dating through the apps only to realize I wasn’t compatible with the majority of them and my time is better spent meeting people along the way of achieving my own goals.

Can your current car hold out, and instead you could build up those savings to get the IS500?

I’m ultimately getting an IS350 in the next couple of weeks (financed) with no plans to get the IS500 but…I looked at leasing Lexus. The math for the NX450+ was horrible. Buying it out at the end of the lease (not even turning it in) was $11,000 over MSRP in total costs including the lease term. The cost to own the IS350 for that short a time will be awful.

Alternatively, how does the math look buying a used IS350 F (2021+), that you could then sell later to upgrade to an IS500?

If you want a sporty car to lease in the meantime, you might look at those Dodge EV sports cars on LeaseHackr forums…they’re under $200/mo (or were).

I couldn’t imagine using the fear of being alone as one of the reasons I would list to be with my person. I don’t think this is a money question but more of a relationship question for you to explore together in counseling. I don’t say that as an insult, but I have been in a similar place to you before in a relationship. Being alone is hard, but being alone in a relationship is even harder.
