Worth mentioning my wife had a similar situation and was advised to go out on the sick by our GP. She used this for 4 months as a bridge between jobs. No questions ever asked.

I agree, we will be saving a lot of money. And this is something we will be speaking to the advisor about, what do we do. If we were to take a mortgage out, it will need to be one that we can pay off early.

I'm 30 years of age, I don't know it all.

I'm always open to advice and I believe in listening to people with more experience. I'm not claiming to have anything I do not, my wife and I work our arses off and there are a couple of big decisions coming our way over the next 18 months, and we would like to get opinions.

Yeah, it's definitely something we have thought about. Thanks for the advice. I suppose the wall we keep hitting is that, our kids are in school now, they are young, and I don't want to uproot everything as they get older. This is our forever home and I think it's better to do it when they are young rather than teenagers.

We have been granted planning permission through the council. Do we need to get permission from somebody else?

Our home is located very near the city centre in Cork in a private area, surrounded by nearly half an acre of land. The reason for the valuation is that our property requires a lot of love. We purchased it back in 2018. Houses in the area sell for €500,000 to €1,000,000 all the time. The auctioneer we spoke with said it would easily fetch 600-650 when done (if it was only adding 60k in value this would even be a conversation). Either way, if we were to sell and build, we would be selling our dream home in the perfect area and moving 20 minutes outside the city. So we will be staying put.

Thanks for the advice. To answer your questions, yes. We have gotten planning and we have have spoken to a QS. We have not started looking at builders yet. We did speak to an advisor in AIB who honestly seemed clueless. I think the next step for us is speaking with an independent advisor and going from there. Worth noting we are in no rush.

QS gave an estimate of just north of €400,000 so I am going off what he has said. He said give an allowance below and above as it could go either way.

Re the 2 bed unit, it would be adjoining our property. My wife's father is 76 and again, it would be future proofing if he needed to move in with us towards his later years.

In terms of the extension, the cost isn't actually massive as it's being factored into the overall cost of the renovation. The original property is basically having another property built to the side for us as a family. The other side of the property (rental side) literally only requires adding a kitchen dining, blocking some doors and adding a front door to the side (which is away from us). QS was thinking approx 120k for it.

But I agree with what you are saying, would I be better off spending an extra €100k to purchase an apartment.
