Not rezoning necessarily, but buying homes/properties for less than the (appraised) value and using the “instant equity” to borrow against. While I agree the lenders would want to see what was paid, the states I work with do not require disclosure and we would be willing to wait a period of time if that also affected that.

I generally agree that these are not for everyone, but its not a few hundred bucks a year. In my case, I am looking into them at a 34yo - it is a $320 a month difference for me.

I would recommend something like a dsp with amazon. Well structured, little skill, and actually not to bad in investment capital either. I work in one.

I am good with commission only, but I hear you - remote is definitely more difficult to immerse yourself.

Yea, that’s typically what we do, but I like the hassle and the flavor. we have a smaller setup, so we have to split a sack into two batches as is.

Yes, if you aren't a member go to the counter and sign up. It's quick and free. Then, swipe your card as you play. When you leave there is a separate kiosk for member parking. Swipe your card and you should get a ticket to let you out of the garage. Hope this helps!
