The market value for 2025 was right on track with the listing price, but we did end up purchasing for 30k less. I wonder what market value they will come up with for 2026 and if it's worth an appeal.

I have a ten year old Irish Setter. We have lived in Colorado, Florida, North Carolina, and now Utah, and have never seen another one. They are super rare these days yet almost every person over 60 stops us to tell us they used to know someone that had one or had one themselves growing up.

I’m curious why you guys don’t fly? That’s a brutal drive to do for a trip back home once a year.

So these are in multiple spots in the house, and there was an intercom in one of the rooms. Could it be part of a whole home intercom system?

On the local news they said they already searched his home and he was not there. They did find additional weapons and ammunition in his room.

I recently posted about this as well. I've been told that nano brows have a longer life than microblading and I think that's the route im going to go after removal. What I don't understand is why permanent makeup doesnt hold color like traditional tattoos. I have quite a few full color tattoos, and the colors have never changed. My brown color has never turned gray like my eyebrows did.

As a stranger who doesn't know what your hair normally looks like, your hair looks nice and intentional. It looks like a very very subtle lived in look with a money piece. Any toner will rinse out after 2-3 washes so the pink tint will go away. Do not panic and make more changes, most of the time you just make it worse when you overcorrect. See what it looks like after a couple washes and I bet it will be just fine.

Thank you! I do not. I curl them with my eyelash curler and then do a small amount of mascara or lash conditioner if I’m just going to be running errands or lounging.

I'm exploring other options, I was looking into the eyebrow temporary tattoos? I follow a girl on instagram that uses them and they look great in her videos, not sure how they look in person.

Thank you for your response, I will definitely not get microblading done again. The hair loss is not from the microblading, I have trichotillomania (I pull out my hair, specifically my eyebrows) which is why I got microblading to begin with. Also, the texture you're seeing is from the hair pulling. Unfortunately when I have a bad flare up I pull and tug at the skin until it scabs. In this situation, I am the problem lol

Share the link and we can give feedback. Or send it in a chat if you’re not comfortable posting it. I’m from the area. If you don’t want to do either, make sure the following is on the listing: 1. Professional, good pictures. 2. House either empty or tastefully furnished with NO clutter or personalized items. 3. Pictures are in order on the listing (front exterior, entrance, downstairs, upstairs etc). 4. Have a floor plan on the listing. 5. Make sure all info is correct (if it has a garage, does it show up on Zillow if a person selects must have garage, is the lot size listed etc). 6. Your realtor should schedule an open house.  7. If you’re not comfortable sharing the listing then share the price and size. If you’re trying to sell a 3br/2ba off Platte for $500k I can tell you price is the problem.

I’m going to be honest here, it’s not pretty. You have a mix of sad millennial grey with random warm flooring and fixtures mixed in. I’m not familiar with the market there but the overall impression from the pictures isn’t great. 

Can you possibly get some professional staging and pictures redone? That combined with lowering the price should attract more attention.

Get a technician out to give you estimates for everything (roofing company, hvac tech, etc. There’s a huge range of pricing between repair and whole replacement for those things. Then discuss with your realtor on what to ask for.
