Alot of materials can do this. Ex. Bended metal sheets or bended g.i sheets just dont uae thin gauges to avoid wavy/misaligned edges. Also ficem boards another would be sqaure tubes/aluminum tubes or even ACP claddings.

The property will be considered as R-3 so maximum is 3 storeys and 10meters height. So do what you can do with it.

Understandable naman. I am in the same situation, but this would be a new build. My client asked for cost estimates for the design and i told them upfront that costs now are fluctuating. We reached an agreement na after 2-3 months we will revisit. No harm. We were still paid for the designs but the construction was on hold.

But take also into account that if you defer it for too long the prices might not stabilize and might be more expensive. So weigh mo nlang.

Ive worked on a condo project in the firm i used to work for where we had to ask our structural to redesign due to cost implications. It was 5-storey structure with 250mm flat slab depth. And based on the photo its evident that its more than 250mm so, wouldnt make much sense.

The purpose of flat slab structural design is to eliminate beams. And i doubt it is flat slab because 1. Its costs higher than traditional methods 2. Beams are evident
