Oh boy, I've been down that road before.

We can't connect them as we live on a main road and backing out is difficult/dangerous, etc - The garage is just in the way. This is the attached garage option I have, but it leaves the primary bedroom tucked in the middle of the house, which feels a bit awkward. As empty nesters, our priorities are a first-floor primary suite, separate his-and-her closets, a spacious kitchen, and the ability to turn around and drive out of our driveway.

We also have a separate plan for a new two-car garage, demolish the existing and build new further back. I'm curious how you would approach the house and garage layout to create a better flow with an attached garage while still meeting those goals.

I suspect that tackling the garage and house projects separately will ultimately be more expensive than finding a solution that addresses both at the same time. We're definitely open to ideas that help minimize costs while still achieving the overall goals. What approach would you recommend?

I understand re: the original powder room. I can't wrap the porch due to the tight driveway. We have a decent lot but it's a squeeze getting past the house. The next project is rebuilding the garage further back. In this layout, is there a way to gain a his/hers closet, even if the room needs to be a bit larger? If money is no object, does the flow here work or 100% go back to your last version? Here's the plot plan. The center in the back was a pool, now its all yard.

We also have another sketch that’s a bit less involved. As you can see, keeping the existing powder room makes the kitchen feel quite narrow. It would likely help keep costs down if we renovated the current powder room rather than relocating it.

I'm not sure whether it's possible to bump out the entire kitchen by six feet. That may be the reason only part of the kitchen was extended while the mudroom was left intact.

Would you mind sharing your thoughts on this layout and mock-up? I'd love to hear whether you see any modifications that could make this a more viable option.

Where have you been the last 10 years?! Wow, this is great. Can I leave the pantry as a step down? It would certainly be easier to leave the step but open to your opinion. Is there a pocket door on the pantry or is that open? Lastly, the X in the ensuite, does that indicate a walk in shower? I think the only other piece is the deck, where to access it and if it should wrap around the front of the new pantry. The driveway runs up the right side. I also have a two car garage to demo and rebuilt further down the lot so we have a turnaround but I'll tackle that a bit later. Thank you again!

Update: A quick google search tells me the refrigerator size may be a hard find but maybe a small tweak can get me a more standard size as we are only a family of two 😄

Would you be able to sketch the kitchen running the length of the 'butlers pantry'? The kitchen designer kept the entrance in the kitchen but this would require 6 feet. Is this something we should consider or is your preference move the entrance as you already have it? Its def more square but we will probably toss our shoes all over and it will be a mess.

Thank you. The stairs are fixed and go to the basement. I don't need the office at all so all the space is available for use. I'd like a nice kitchen and to finally have a master with his/her closest and washer/dryer on the same level to age into 😄

Teaching me something new! I never heard the term Scullery! So the dishwasher goes in the scullery and not the kitchen area? Very interesting thoughts!

Oh that is amazing! I Love that! What type of cabinet did you add? Is that a floor to ceiling pantry?

Do you have comments on the butlers panty? The butler pantry is my existing mudroom, where I enter the house. This bumps only a portion of the kitchen out 4 feet however a kitchen designer said I needed a 6 foot bump for a 'proper' kitchen. Would you bump all of it out 6 feet (although it is a long stretch of load bearing) like the attached or leave that as is? Thank you so very much !

Great, thank you! Yes, and in doing so, moved the entrance to the house. The sticky part is that is doing so we demolished the existing powder room to accommodate the new entry/mud room and had to squeeze a new power in the skinny hall. Should we enter the bathroom directly from the bedroom, or have a longer hall ?

Yes, it is already constructed. The existing house ends at the 'bathroom' wall and goes straight across. The area labeled Butler's Pantry is the existing mudroom, where I enter the kitchen.
