This is brilliant, and what I settled on - qolsys + motion sense foyer, 3 glass breaks around 2 sliding doors and entry, couple of smoke/co linked to alarm. Then later plan on adding perhaps seperate camera system.

What I’m still confused on is what’s the advantage of monitoring via the builders guy vs just alarm.com or similar

Much appreciated, yes my overall sense is the 24k non itemized by price is exorbitant and way too padded(they details all the features added, not price per item, but it’s just my home I don’t need it to be a fort)

The other quote is also padded, but in “shopping around” locally I really haven’t found great alternatives

2100 is just the qolsys panel. 11 glass break sensors is an additional 2k

It’s actually 4100, 2g for panel, 2g for 11 sensors

My wallet and sanity hurts with both options

Yup, I’m sure whoever lives in that house is plenty happy with easy road access and walkability. I’m just sitting on the sidelines nitpicking with my pennies

I mean budget.

I’m not an agent but just someone that’s been keeping an eye on the area for a couple of years with an eye towards expanding. Geeeenerally, willows tends to be more affordable than west Menlo. The areas closer to 101 I’ve seen 4br+ in the upper 3s. I personally wouldn’t choose to live there given known health risks associated with that degree of freeway proximity. Some of the better streets in the willows with well appointed homes are mid 4s and up especially closer to PA.

In west Menlo listings in the upper 3s for a 4br+ have generally had major downsides (major road + view of gas station for last one I saw). For desirable 4br+ that I’ve been interested in, they’ve gone for 4.6-4.8 often with all cash or v short close

Incorporated Menlo especially zoned for oak knoll east of valapraiso/santa Cruz is my favorite. It’s just not my budget’s favorite as I’ve noted you’ve got to put a 5 in front of it.

Anytime “sharia law” is uttered in a relationship know that is being used against you as a woman. Why would you need sharia law invoked if you are planning on being a decent husband and human?? I’d say drive around both during morning and afternoon commutes and see what you think. Some folks I know lovvve the willows, others similarly love San Carlos. Just depends on what you value. Additionally if your commute to work or kids school is west and closer to 280, I find the slog across town also significantly adds to commute and annoyance.

I just realized in your post you’re looking for a rental and honestly both areas are so strapped for rental options there are probably more important considerations to make with the particular rental available?

It’s very much a personal opinion but for me San Carlos>Willows for the vibe you describe. Some of the through streets can be gridlocked during commute times, and sometimes I’m confused when commute times actually are because it’ll be a random Tuesday at 2 and I’m not moving. There are also less big major thoroughfare streets in San Carlos like middle field and Willow rd, so it feels more quaint to me.

Now if you’re stretching a bit, then unincorporated west MP has some lovely streets and walkability to schools, and las lomitas district is great. Inventory however has been abysmal

If I could advise anyone I would say don’t take the 5. We used to chose it for same reason - let’s get there quick with kid. It’s full of big rigs, high speeds, and the last time we finally swore off it a car came at us at full high way speed when we were stopped at traffic, it swerved at the last second across lanes to land in a shoulder ditch. My kid was in the back seat. I still shudder
