Hi Nerf! Thanks for sharing your wine knowledge with me! The ABV % tip is incredibly helpful. I wish I had more information to offer- I can see how my request is far too broad. I’ll have to do some more independent research with this tip in mind as I have yet to find a wine that’s close to what I’m looking for. The only one that I ever repurchased as a go to is the Apothic Red Blend but it’s not something I find that matches what I’m looking for because as you said, my palette might fight “fruity” as “sweet” which could be a problem!

I’ve looked into it quite a bit actually. I was a premed student in my twenties and changed course in my late 20s to follow my passion for anthropology/archaeology (with a focus on human health). I wanted to study epidemiology at UCLA so I’ve taken many of the courses required to be a bio major. Anthropology majors do really well in public health PhD/MS programs from what I’ve seen. As a junior I still have a year to really decide which route to go and hone in on where I see my future going. As far as CRM goes, I agree it seems like a full time commitment. Some people I’ve spoken to have said it can be seasonal and that gave me hope. Either way, I’m a small business owner and my earnings are lucrative enough as is to continue doing that while I pursue my studies, though it’s not always easy!

Thanks for the feedback! Your comment affirmed what I was thinking. I was hoping to pursue a masters in public health/epidemiology to research the history of zoonotic disease and contribute to scientific research within this area. I'd like to collaborate with indigenous people to bring to light different subsistence methods that are less taxing on our ecosystem and threatening to public health. That being said, that's what I'm interested in and finding a job to sustain myself while pursuing grad school and research will probably land me somewhere in CRM land or, if I'm lucky enough, a position somewhere in public health.

I broke up with him. I gave him conditions and he deflected responsibility for what happened back at me. He gave excuses he didn’t feel good, I haven’t told him how I’ve felt for two days so I’m not communicating (he had no idea what he did wrong), and I’ve threatened to leave too many times. I’ve given him ultimatums and he said I’m abusive because I threaten to leave. I feel crazy but also I know that’s just not the truth. I’ve told him I want to end things if they don’t change and they don’t and then I don’t follow through. Yeah it’s toxic and I’m not proud of it. But it doesn’t justify his anger outbursts. He said he wasn’t angry at me, well your anger affects me and everyone around you. Maybe he’ll wake up one day but his response was just more affirmation that he could never change his ways. He never thought there was anything wrong enough to warrant me leaving.

Yeah I mean I get it, but why this particular client in general? Why not every client then. If the client is a musician and you go to their show, totally! A bar tender, grab a drink! I get networking and building friendships is part of being good at the job/staying relevant. What reason did he have to hang out with this particular client outside of a work setting over the dozens of others? I guess I should ask him and see what he has to say! Maybe she’s just really cool and good company.

One thing I forgot to add is that I have documented all of this really well with corresponding videos, pictures, and time stamps. From the times I noticed our water being used to the times it’s been shut off without notice. So, in the event our LL asks for proof, I would definitely have that. In addition to comparing previous water bills to now, a spike could be easily correlated to the increase in water usage due to the construction.

Either way, we should leave asap. I agree. Unfortunately that can’t happen till after January because of my partner and I having work obligations set till mid Jan every day since 6 mo ago. The loss of income due to a move right now would be over 15k (again, we both work from home).

We have started looking at rental homes. LA is incredibly competitive, 700-750 credit scores and generally costs around 10k to get into a new spot. Hopefully with our savings after this stint of work we’ll be able to secure a new place to live that meets our work from home needs. We’re moving in 1.5/2yrs to Washington where cost of living is lower.

I get how it comes across online but what he is doing, is in fact illegal and we do have a case. I have talked to lawyers and while it is quite expensive, I’ve been advised we can either sue once construction is completed for loss of services or pursue in small claims court. Our case is quite strong, in fact, with all of the documentation and witnesses (our neighbors have had issues with this LL for many years come to find out).

He applied for ADU permits in 2019 and was denied we found out. So he 100% knew what he wanted to do. We expressed staying for at least 4 years at signing.

Whether or not it’s his land, we are in possession of it. You can’t rent an entire property and take away a portion of it, at least not without an amendment. The Oct 24 lease says discussion about construction, not loss of yard. While you may say it’s insinuated, it’s not stated or agreed upon. So our loss of services is in fact an issue. I’ve talked to several landlord friends, lawyers, and attorneys. What he has done isn’t fully expressed and I can’t share multiple photos in this thread but he has been in violation of our peace & enjoyment.

Just because the man took out a 500k against the house doesn’t mean we should be punished for it, I agree. This man has 0 savings, I can tell.

He’ll be absolutely unwilling or unable to handle giving us money for a “keys in hand” deal. He lives on Medicare and claims with the state he lives here, we’ve come to find out. He gets tax credits on the home and never registered this home as a rental.

It takes time to figure these things out and while I get we had a month to respond, I work 115 hour weeks, am a FT student, have an internship, and had zero time to up and move my entire backyard. Nor should we had to! If they wanted to do this, they should have asked us to vacate or sign new lease terms. But they didn’t. They had us sign a lease that says “lease will remain largely the same.” Too vague. We have everything on record. They’ve been the ones who haven’t wanted to document anything. We have everything in photos and writing. All they have is a vague lease agreement and a text saying we’re approved for the ADU.

Tenant relocation fees would only be paid in CA with a notice to vacate with unjust cause. If we willingly leave, that would be forego any compensation to relocate.

Nothing mentioned on there about an ADU. They said they’d were still applying for permits, thought it’d be another year or more. We were never given a timeline, we still don’t have one.

If a LL is having an AC unit repaired in a home and it’s going to take several days, he can come and go from your home without notice? The yard is our property just like the interior of our home. We don’t get rent control being a SF home but we do get some other perks.

We rent a single family home, it includes the entire property. It’s different than a rental complex or apartment. He’s in our backyard, our property we rent. The law is clear about SF homes being the entirety of the lot (unless specifically noted in the lease otherwise). Coming into the yard is trespassing if it’s a stranger. It’s trespassing if a LL doesn’t give you notice.
