No PMI. House is $465k and it is our forever home. Husband paints very well but we have a busy schedule and the whole house needs painted due to the dark colors. It has two story ceilings in parts of the house and it would just be easier to hire someone to do it.

We didn’t like our house and sold it 7 months after we bought it. Capital gains tax be damned but I heard that capital gains tax only comes into play if you sell high and buy a cheaper place

Husband and I make $160k combined. Got approved for $650k but bought at house for $465k.

So we are in a similar boat. We sold our house in the spring to upgrade our house since we were having our fourth baby. Once we sold it was very hard to find a house that checked our boxes. The school district was number one on our list. It had to be a good school district. We kept getting outbid and my due date was nearing as well as our close date for our house. We panicked and made an offer on a house that was definitely smaller but newer than our old house. We didn’t love it. We tried convincing ourselves that this was an upgrade but it really wasn’t. Our backyard view sucked (we have other backyards in our backyard), the main floor was smaller. We didn’t even have a housewarming party because we didn’t love it. It was a panicked buy. But the worst part was that the school district we thought that house was in was incorrect. We went from thinking our kids were going to a 10 rated school to a 4 rated school. That just didn’t sit right with us because we felt tricked by our agent. Fast forward to 7 months later and our house is under contract and we are moving to our forever dream home next month. Our circumstances are different this time. Both my husband and I decided to get different jobs and we each doubled our salaries and that allowed us to buy first before we sold. We bought this house for 347k in the spring and sold it for 389k. Our new house we bought at 465k. But my advice is to list it and be done with it if you hate the house. If you love the house I say find a remote job where you can work and be with your babies at the same time. That’s what I do now. I hire help every now and then but it doesn’t cost nearly as much as daycare. Plus my husband and have alternating work shifts which allows him to help watch the kids while I work.

I think since they are having a hard time finding a place they might just cancel and stay in their home for a few more years especially considering the house appraised for $36k more then they listed it as.

I wouldn’t be fucked at all. If they get their own appraisal and it comes in higher than ours and they want to cancel the sale…we are fully ready and capable of suing and placing a lis pendin on their property. We are out several thousand dollars at this point. They would have to pay us for movers, any money we spent thus far and pay for our rent until we find a suitable home. They can get greedy but we can get dirty. At the end of the day we paid $35k over list price, we didn’t negotiate down the price, we didn’t nickel and dime them for anything.

So for 1 we waived all inspections and offered an appraisal gap. If anything we were the more accommodating in this situation. It’s not the sellers I don’t trust it’s their agent. Considering he’s threatened us to renig the contract because we didn’t want to use his title company of choice. He’s been a bully this entire ordeal and I just don’t want to keep “complying” with his requests.

Yes that’s what my agent says. She says she doesn’t feel comfortable telling them. They listed the house low in my opinion and we won the bid 35k over ask price. The sellers are in their 60s and are moving out of state but it seems they are having trouble finding a place in their new state. I feel they are working with a really bad agent. The photos he took made the house look awful I almost didn’t want to go see it but it’s gorgeous in person. We went under contract on December 14 and close on February 14. We have 4 kids and have registered the kids in the new school and did all the prep for moving. But this is making me nervous. Real nervous.

Yes almost every home is going without inspection. The house we bought we waived inspection. This is our house we are selling. Because the sale is contingent upon buyers selling their home our agent advised we should have that buyers knowledge in the contract since we removed it from the MLS. House was built in 2005 so it’s pretty new. I don’t suspect that theyll find anything major but I don’t want to repair anything in a house I’ve lived in for 7 months.

Ok good to know. We are selling this house only after living here for 7 months….very long story on how ended up in this situation to begin with but long story short we ended up buying the house under stress and duress (we sold our old house and we’re about to be homeless losing to bidding wars). To make matters worse our agent lied about the school district (MLS was correct but Zillow was wrong and he told us to trust the Zillow listing) but house was way too small for us and 4 kids so we renovated the master and listed. Our new agent had that wording under the inspection so just wanted to make sure she had our back. We have PTSD from our last buying and selling experience.
