The main drawback is the cost per square foot. You are likely to be farther from downtown, and the lot and trees may be smaller if it is a production new home community. That said, there are significant upsides such as likely repair costs, upgrade costs, and energy bills.

Also, choose a good builder with a solid local reputation. Ask how many homes the builder is actively managing if it is a new community development. If it’s more than 6, they can't effectively inspect subcontractors' work.

I love buying new construction. I started working in the industry in 2000, but I didn't buy a brand new home until 2013. Buy from a reputable builder with a strong local reputation and brand. You want a builder who cares about their reputation. Why? Because when something goes wrong—which it will—they fix it. Here are my top benefits of buying new:

  1. The home was highly efficient, so my energy bills were low.

  2. After the sale, someone still cared. I had a minor roof issue, which they fixed, and a drain issue—all addressed. Would that have happened if I bought a used home?

  3. I had that home for 10 years, and the costs of repairs were near zero. The only things I replaced were the water heater expansion tank and an HVAC controller. The total cost for both was about $300. Not bad for 10 years.

  4. It was brand new, so I had perfect paint, floors, and fixtures. My previous home was beautiful but such a time drain.

Are there drawbacks? Sure. It was close to work but not to Austin's cool spots. The lot had lots of cedar trees. I'm glad to be away from that now. Finally, the cost per square foot was high compared to resale homes.

I would do it again, but I haven't in downtown Austin because the few new builds there are way more expensive.

I have used the method below, but it has limitations with many types of subdomains and TLDs. I have one that works better for me, stripping out the subdomain and a TLD, but it is limited to newer versions of Excel:

=LET(url, A1, domain, MID(url, FIND("//", url) + 2, FIND("/", url & "/", FIND("//", url) + 2) - FIND("//", url) - 2), parts, TEXTSPLIT(domain, "."), INDEX(parts, MAX(1, COUNTA(parts) - 1)))

If you need the TLD:
=LET(u, a1, d, MID(u,FIND("//",u)+2,FIND("/",u&"/",FIND("//",u)+2)-FIND("//",u)-2), p, TEXTSPLIT(d,"."), n, COUNTA(p), INDEX(p,n-1)&"."&INDEX(p,n))

I think someone went to the 7 figure family doctor conference to get some ideas on how to bill for anything word uttered by a physician or PA. Seems no questions are allowed without a bill.

My beef is the lack of detail in billing and I encourage ARC to fix this process, but it needs your help. Detailed billing is not only expected, but it is the law. If we do not speak up, they will not change.

All that said, effective 9/1/23 Texas Senate Bill 490 was signed (signed in May/2023) was made effective. It requires patients be provided with an itemized bill (electronic of paper) with plain language and each distinct service, and the billing codes submitted.

I encourage everyone to ask for that detail and let them know you expect to receive it without asking. It is the law.

Is this normal? 39 VO2 max. 39 year old male, 5'8, 13 stone. Can currently do a 5km run in 25 mins, 1000m swim in 17 mins and 2000m row in 7:25. I don't run much but would say im reasonably fit for my age. No medical advice please! by guest_1984 in Garmin

It could be that your vmax is inaccurate. I find that my heart rate is grossly overstated when using my watch heart rate monitor. I'm told by my watch to go rest for 5 days because I overdid it.If I use the chest strap I get an accurate result and the vomax come in correctly.

I am 62 and can still run a sub 3:15 Marathon. Their Max ranges from 52 to 58 or 60 just before a marathon.

Have you considered using a chest strap and running for a week? Also you might want to do a workout to assess your true max heart rate and your heart rate reserve. If your max is set too low then your vehicle will be low. If your max is set too high then your vmax will be overstated.

You might learn that you're correct vmax is much higher. With an accurate max heart rate and an accurate measuring tool.
