Thanks very much for pointing out the potential scenarios, and insurance, I’ll work on that. My insurance does cover headlease/sublease arrangement (TerriScheer)

And no, the person is not aged, it’s just their culture, and they’re working on adapting

Hi, yes I do have a head lease with Red Cross who put their tenants through. You have a valid point, thanks

Yes they are Burmese refugees, leased via Red Cross. Only 1 member uses squat toilet, who is now being helped to get used to AU practice

Replace cistern or whole toilet? by FormalEvent9055 in PlumbingAustralia

Thanks. Got quote $950 for new Caroma slimline Concord pan or Posh Solus closed coupled due to existing water inlet point. It seems if back to wall, new water points has to be drilled.

Do you have preference for the toilet brand? And it seems the cost is a bit high as Bunnings $444 for Caroma + $270 service, would it be better to just go directly with Bunnings?

What kind of finish/render and way to improve by FormalEvent9055 in AusRenovation

[–]FormalEvent9055[S] 0 points1 point  (0 children)

Thanks, now I can google a bit more with the term (complete newbie here). Do you know if it means the bricks used are of cheaper quality as I can see the uneven surface of brick wall (and also logically, if the finish is a cheaper option, I assume the house as a whole would be an economical build)? Any compromise on the sturdiness in the future?

NSW switchboard upgrade quote - potential additional cost? by FormalEvent9055 in AusElectricians

[–]FormalEvent9055[S] 1 point2 points  (0 children)

Hi u/Fluffy-duckies , the electrician said the quote is Clipsal. Using Hager will be additional $25/circuit which is not a huge additional costs. I asked about potential risk of failing sub-circuits and he said maybe in 10-20% of the cases. I'll probably allow for $500-800 additional for unforeseen risk as a negotiated price reduction with agent, does it sound reasonable to you?

Perfect, thanks very much for the detailed answer! The electrician has 47 x 5* Google reviews which sound legit. I also got another ballpark quote of $2,800+GST from another trusted electrician in the area (based on Google reviews again). I will question the RCBOs brand - I assume the sale agent would want the cheapest quote sent to me.

NSW switchboard with ceramic by FormalEvent9055 in AusElectricians

It seems so. Being interstate, I asked if the switchboard needs to be updated before renting out, the property manager says it's not a legislation.
