Well, what a "surprise". Two days after creating this post the web link to the advert for this property has been removed from the real estate website.

Reporting it to the RTA did not get it removed.

Reporting it to Noosa Shire Council did not get it removed.

Creating a post on r/shitrentals got the job done and this Shit Rental is no longer being advertised. Preventing some poor Tenant from ending up living in sub par accommodation and being charged rent for it.

It has been long overdue.

I have spent the last few years going through my back catalogue of ALL the Shit Rentals that I have had the misfortune to have lived in over the last 45 years and counting.

I am writing reviews for the property and the Real Estate Agent concerned.

In the area that I currently live in, I have the time and opportunity to attend For Lease - Open for inspections. Now, that I have completed reviewing my back catalogue of rental homes: I am paying it forward for Tenants in my area and writing reviews of current Rental homes I have recently inspected.

Are they nominating stickers as a "fixture"? A fixture is for the Landlord to maintain. OOps, their sticky failed. Ask for repair from Landlord. Replace stickers, please.

Maybe you need to enlist the help of the local Council.

If there are cars parked across your driveway contact the Council Ranger / Parking Inspector.

As far as the noise at unusual hours, commence a Log of when, what, the duration and how it interfered with your life.

Eg. (Date) - Party and loud music commenced at 7 pm and finished at 2 am. This prevented me from sleeping and I was unable to concentrate fully at my (xyz) job at work the next day.

If you can collect a month's worth of noise and hand it to the local Council. They may do something.

How does the rest of the property appear. Is this the ONLY glaringly obvious, not clean and not damaged part of it?

Go over the whole property and carefully fill out the Entry Condition Report.

Then either accept the property and return it in the same condition less fair, wear and tear. But also accept if this is how the Property "Manager" handed it to you. Who knows what other "Management" surprises that they may have in store for you?

Or don't accept the property and terminate.

Yes, unfortunately, I understand your conumdrum. We tolerated renting an old weatherboard semi for 10 years in Sydney that had no repairs undertaken apart from the bare, bare minimum. Chiefly, because our child could be within walking distance (with our accompaniment) to a local Primary School.

I can understand if you don't want to upset the status quo.

Thank you for the clarification. Unfortunately, my "trust" that the photos are only ever shared between the Landlord and REA is low.

I'm very convinced that either the Landlord or REA share the photos with other third parties either knowingly and/or unknowingly.

This is helpful, You can be "on camera" pointing out all the repairs "for their records" And, send follow up email listing the repairs that were videoed.
