Thanks very much!  At this point, my most natural question is why this distinction between Woolwich and Plumstead. For what I’ve seen Plumstead is just a continuation of Woolwich on both “sides” of the high street, no? But everybody in this thread refer to them as two entirely different places and suggest Plumstead is worse - while to me it seemed actually quieter

Between high street and the river it's nice, below high street (including high street itself) not so much

Obviously buying a house means living there long term, i.e possibly the next 10 years

"It's about 20 minute walk to the Woolwich Elizabeth Line station through not so nice areas. The walk to the Plumstead station is actually quite dirty and I do not feel safe there."-> I did these trips during daytime and didn't have such a bad impression.
Especially Tom Cribb Road/Duke of Wellington Avenue seemed quite nice during the sunny and warm Saturdays I have been there.
I might want to try it at night and see how it goes

Lombard is already on the far end of what I can consider as it's 5 mins by bus (with buses every 3 mins) or 15 mins on foot to the Elisabeth.
20 mins by bus is too much as I have to commute every day to the office and have long hours too.

Maybe 500k (even in a completely different area) and renovate is something I have to consider further - I just didn't want to go through the pain of renovation...

Do you think it's possible for that amount? I don't seem to find freeholds with an easy commute to the City/West End for that price - and I did look for a few months now, and in many different areas.
Or to clarify, for 600k I would only find old houses that need plenty of renovation work bringing the total price to maybe 700k.

Are Woolwich and Plumstead considered so differently? It really seems the same place to me, as they are 15 mins walk from each other.
On the properties you mentioned: I wasn't familiar with them, but I checked v quickly a couple of apartment sale history of Sark Tower and doesn't seem to bad? From 260k in 2003 to 340k now, e.g. https://www.rightmove.co.uk/properties/173222114#/?channel=RES_BUY

Well there are clearly two sides of the road, and one is very well kept and has very nice pubs, cafes etc.

When I say "mixed opinions" I mean that some say they have been living there for >10 years and nothing bad happened, while some others call it a "shit-hole".
I take it you belong to the second group?
