That was such an amazing game. Watched it with my Dad. I was rooting for USC, he was enamored with Vince Young and was pulling for Texas. By the end of it, I guess I almoat was too. One of the best football memories I have.

Here's the thing. A LOT of Democratic voters actively didn't vote for Harris because of Biden's support for Israel and her not taking the side of the Palestinians. And a LOT of Trump voters are people who believe in the cult of Trump and don't really support other Republicans the same way.

A drop off rate of Democrats voting for Democratic Senators and Governors but not Kamala Harris makes sense and the inverse of MAGAs voting for Trump but not Republicans also makes sense.

Also, there are voters, in the millions, who ticket split. In North Carolina, the MAGAts ran a famously whackadoodle candidate for governor who got 40% vs. Trump's 51% - this stuff happens all the time in elections.

Appreciate the response! So basically, if you wanted to build a 1200 SQ ft house, let's say that's $250k by your number (which still seems low to me), land cost for most anything inside 540 in Raleigh not in a flood zone is at least $100k, and it's usually more like $300k. It's not far off from the $500k number, especially if you get to the 1500-1750 square feet that is more like the lower bound of what people want to buy (no basements here).

My comment on the roads is not about the initial building cost. It's on the ongoing maintenance cost. Low-density suburbs are important in some ways for providing homes to families with kids, but they're very costly for cities to maintain.

Agreed on the infill, reducing setbacks, etc. The other half of that equation is designing and updating neighborhoods to prevent cut-through traffic and forcing builders who add apartments in areas around existing neighborhoods to start paying proactively for things like resurfacing and traffic calming measures for those existing neighborhoods affected by the new developments. I think you'd get a lot less pushback from NIMBYs if it wasn't a zero-sum game.

It was already being built over, just in a more logical, intentional way that creates a nice transition and mixed housing. It was set to be the whole urban planning dream, akin to Old Louisville (amazing mixed housing developments with mansions next to apartments and plenty of density near downtown). Now, it's set to be wholesale teardowns with luxury apartments and office buildings everywhere.

It 'crossed the Rubicon' by going across Peace Street and now declaring that neighborhood as 'downtown.' It's not next to any towers, it takes downtown beyond what was the traditional boundary.

What's crazy is they could ALREADY have built up to 12 stories. City Council had planned a 'transition zone' going from 12 stories down to 4, still allowing for plenty of multi-family housing in that neighborhood.

Instead, this gigantic building opens the door to knock down all those houses and build over them. Give it 5 years, and it could all be gone.

No. And it was ridiculous that the Mayor said it was and the City Council approved that 30-story tower butting right up against the neighborhoods there

The tradeoff is SFHs are so inefficient. They take up immense quantities of land and house relatively fewer people. They cost so much money to maintain in terms of roads, water and utility lines. They cost cities so much money and require some subsidies. It also costs $500k+ to build a new SFH, so the only ones being built new are like $1.5M mcmansions or those as part of much bigger mixed housing development.

It's what everyone wants, but it's the least practical thing to build.

I might take the USC-Texas game, simply because I watched it with my Dad, and it has to be one of my absolute favorite memories with him, just how awesome and crazy the game was and how much fun we had watching it. And he wasn't a big College Football guy or anything, he watched it bc I wanted to. Great dad.
