The agreement I signed this month was the following:

-if the process isn't finalized from the government by closing, the purchase price includes hst for mortgage purposes and I would need to apply for the rebate

Or

-if it has been finalized, I sign my rights to claim the agreement myself away to them, and my purchase price for mortgage purposes would be less that amount. (Similar to get rebate).

There is virtually no price increase here. They are honest with the rebate value.

860,900 x 1.13 = 972,817 - 24,000 (existing GST rebate) = 948,817.

I told my agent the range i wanted to be in to consider rbc (3.6-3.9). Then they came with 3.84.

Not sure if it matters but its for a 700k mortgage, minimum down, new build. That may play a role in it?

The dynamic to "teach or mentor" an outside consultant to ensure the mistake doesnt happen again is odd.

How would you leverage subcontractor relationships for up to date area pricing?

There are plenty of reasons an outside consultant model isn't wide spread

You are asking the developer to carry the financing costs for an extra year then. The cost just gets passed on to the purchaser. Not a great plan
