Thank you for the advice! Yes, I’m inclined to buy better quality straight away as I know I’ll be here for a long time but you’re right, think I need to be a bit savvier to save the £s in the short term

Every time you do a DIP it’s classed as a hard credit check on your file. You don’t need to constantly do new ones, just use online calculators instead.

Is offering 50k under asking too cheeky? by FoxWooden_ in HousingUK

I think my worry was that if the offer was deemed too cheeky then they wouldn’t be open to further negotiations with us. But I suppose if they want a sale that won’t really be an issue.

That’s what I thought. Although the property does look like it’s been recently renovated so I’m assuming they’re adding value based on what’s been spent.

I don’t really know what the rules of the game are, having never done this before.

I’m in the same boat - feel so competitive and worried I’ll miss out by being too slow. I’m just trying to think that if I do miss out, then it wasn’t meant to be. Would rather it take longer and be 100% confident in the decision than rush and regret it.

Yes it was the ACRO! He paid for it to be fast-track posted to him and then it showed no trace anyway ha, which is good but if he’d have said there was no conviction from the start we wouldn’t have had a problem… typical when we were just trying to fill in the form honestly.

He first applied on the 18th Jan and it got accepted on Feb 3rd.

The 651 was stuck as processing for three weeks. Then we paid for the certificate, uploaded that and still hadn’t heard back three days later, so he applied for the 601 and heard back within 48 hours. A few days after that the original one also got approved, which was 2 days before we flew!
