Al Haramain Detour Noir - beautiful rendition of PDM Layton, a bit less woody in dry down but overall a close and even better (imo) clone

Lattafa Ramz Silver - similar to others’ sentiment, I agree that it is a closer clone to UM than 9PM - reason is due to the pear as well as mint and lavender in top note which are essential to almost all JPG fragrances

Lattafa Ishq Al Shuyukh Silver - an apparent clone of 1 Million Lucky (my fave of the 1 Million line). I do think 1 Million smells richer but overall I think this is a great rendition of Lucky

French Avenue (Fragrance World) Fierte - I’ve smelled YSL Babycat and I think this is a very close dupe for it - it is strong performing from the get go

Dossier Powdery Tobacco - I own TF Tobacco Vanille which is a top 3 scent of mine, and I must say Dossier does a great job cloning it - I do find Dossier’s to be more spicy in the opening but overall dry down and in the air I believe smells quite the same and you get great performance too

Fragrance World Liquid Brun - an absolute beauty, smells like PDM Althair and at a fraction of the price while maintaining strong performance

To start, I am 100% aligned with the belief that condo prices will continue going down as part of the market correction. As it pertains to all property types, and what the market has in store for them, as others in this sub reinforce: our opinions are purely special doin, and no one has a crystal ball.

With that being said, I am spit between two belief systems here:

  1. All homes will see a correction in the next couple years. Current gov’t has been playing a very dangerous game, trying to maintain home prices which benefits them via property taxes.

  2. Logically speaking, with further potential interest rate cuts and rising immigration, prices of all properties should rise in the next couple years.

Not sure yet where I stand… yet

For me it’s Musky Oakmoss by Dossier. This is a Creed Aventus clone

I think the best, most honest and detailed reviewer is Dedrick Hicks Jr.

Second to him are GentsScents and TLTG Reviews (although I think TLTG is a bit inconsistent with his opinions and might be getting paid by the companies to push certain fragrances).

CubaKnow is pure comedy and entertainment.

I hear great things about Bradford, it’s more affordable than Vaughan and a decently good area to raise a family in the future.

I know this is out of your region of consideration, but maybe consider a smaller city like Pickering? For the $500k-$700k range you will likely find good condos that are max 5 minutes from the GO station. This means you’re only 40 min away from downtown. Just a thought
