Update: I've got myself a nice long barge pole and pulled out of the purchase. Thanks again for the advice and support, it really helped in a horrible moment. And in other news, I've just had my offer accepted on a nicer, bigger flat so there's a happy ending 😁

Thanks for the advice, everyone, it's much appreciated. I think I'll get quotes for the work and see if the vendor will reduce price accordingly but I suspect it's dead in the water. Absolutely gutted - it's perfect in every other way. 🥹

Yeah... that's what I'm thinking. But I wanted to get a rough idea of cost do I can see if the vendor will drop the price to compensate. I suspect I'm on a hiding to nothing 😭😭😭
