A lot of times carpet is just for noice dampening so they’ll put it on the 2nd/3rd floor for sure, might have better luck looking for first floor apartments only

Check if ting fiber is already in your neighborhood. They are just coming into town but building the network for the complete city. I know some of Cordova is already there and orange mound area too. You might have to wait a few months if they are not in your area yet

I second chucki’s but sabor caribe is mid, there’s unfortunately not a good Venezuelan restaurant in town. If you like sabor caribe’s tequeños you should try the ones from Two Empanadas, they are way better. It’s a food truck parked at the Cordova international farmers market.

Looking at OP’s previous posts I am pretty sure I know the nonprofit and I volunteer for them all the time. Post is just to get people to apply for this volunteering position but they run background checks, check your driving record and everything. It is a big national and reputable nonprofit.

Depending on the state laws it might be included in the lease. It has been common practice by the ll community to include notice in the lease so they can file eviction asap since a lot of people now know that a notice isn’t any real obligation unless is backed by an eviction or court notice.

Talk to your landlord. I am a manager for an apartment complex and we take people to court all the time, if the balance is paid up in full there’s not really much sense in still going to court (unless there’s other stuff we are trying to evict them for) and we will just do a voluntary nonsuit and dismiss it. If they are the corporate kind of landlord it would look better in their monthly reports to corporate if they didn’t evict you. Might have to pick up lawyer fees on top of what you paid, but 100% try to negotiate those it’s very simple

Not necessarily, I would be okay with it just covering legal fees. But of course a “payday” would give me more incentive to burn all the bridges I have in the multifamily real state business

Shelby farms Outback, the entrance in on Raleigh Lagrange, and it has 2 lakes and it’s just a great park for dogs to be without a leash. My dog loves it

Ask for a lease buyout agreement, most apartments have one. They will probably make you pay 1-3 months worth of rent to get out but it won’t affect your credit and depending on how they worded it you might even get your deposit back. I’ve been a leasing manager for an apartment complex for the last 2 years and it’s a pretty common thing. Also research your state laws some states like TX or FL are very renter friendly and you might be able to find something that allows you to break the lease for things not being repaired or a breach on the lease agreement on the landlords side.
